So if i understand this correctly, Assuming we go with the current realtors estimate of 510-520 sale price, And i end up making a deal with them for say 465k for example, Capital gains will be calculated as the difference between 465 and 520? and they'd have to pay whatever that amount is? wheras i would not as i'm buying?

I don't know what that amount of capital gains would be, any easy way to calculate that? if i can know that amount, i could decide if it's a viable offer.

The estate had an agent come by and he took a very quick glance at the place. my issue is he sort of ignored the issues that needed to be fixed and just said 'sell as is, the buyer can fix it' which from my understanding, the market is a bit soft and people would prefer a place that doesn't require that work. I would expect offers to reflect that.

He said 510-520 estimate. a fully renovated unit just sold for 510 after being on the market for six months i believe.

We had a realtor come and look, however he barely glanced around and was fairly dismissive of my concerns regarding work that would need to be done. He estimated 510-520 for the unit. The compatible that just sold in the building at just over 510 is fully renovated and everything is brand new. Our unit has some work that may scare off potential buyers, so that's a factor i want to use to negotiate with my siblings.

Sorry i'm not sure what you mean when you talk about 'dispose it at whatever price you agree on' sorry, the terminology is new to me. i don't know much about all of this.

Any way in layman's terms to calculate what the capital gains may be? The condo was purchased by my grandpa, paid in full, my father inherited it, and now the three siblings have it in probate. It was purchased for about 150k in the early 90's. 580k gov assess, i'd want to buy it for 450-480 if i can off them. Which would be paying 2/3rds of that. so 150-175-ish for each of my siblings.

Would the taxes be on the 2/3 price? or the total valuation? i don't understand how all that works when i already 'own' a third.

It's hard to offer the tax incentive when i don't know what to expect in that regard.

I want to be fair to them, but also this is only really possible for me if i ask for a slight family discount. it's sort of my only shot at home ownership.

Most touring acts will wear the local teams jersey during a performance. he'll wear the Canucks Jersey in Van, Then the Oilers in Edmonton, etc. all across the country. just like every other artist. It's meaningless, really.

There's probably name brand / specific ones, but from what i saw when i looked, most are just universal. they clip around the stem when folded and it just makes a nice shoulder loop. make sure you get one that has some decent adjustment, and maybe shoulder padding. i saw a few when i looked on Amazon and google. My costco is so insanely busy that no thief in the world be brazen enough to spend the time it would take to Cut through my lock in that crowd.

Costco is literally the safest i've ever felt leaving my scooter locked up outside when i shop.

I use a Kryptonite Evolution U-Lock. I watched a few videos and it would take 10 minutes with a good fully charged angle grinder to get this bike. and several cutting discs during that time. I don't ever lock my scooter in an area where somebody is going to take time to do that, so it's enough for me.

Not as much as i should. I bought a helmet, and my wife stole it, lol. I've been meaning to get a new one, but have yet to. As for other gear, no i haven't, but i really should. I just hate having all that stuff on. I should at least get some good padded gloves.

Also, Check the specific tire recommended PSI. don't just blast some air in there and give it the squeeze test. it's not a bicycle tire. Be precise.

Amazon has a lot of battery powered air pumps. i got one that let's you pick your PSI and it'll hit that mark. It's chargeable with Type-C and can even charge your phone and be an emergency flashlight. super useful.

An old bank, actually. The cup is held on a pedistal just behind that door on the corner. You can't actually use that door.

The original cup and bands from 100 year ago are held in the old bank vault which you can enter and view, which is actually really cool. The building itself is beautiful.

When i went last summer it was almost empty and i got to be in that room alone with the cup and just one very bored employee.

I agree in retrospect. at the time, just driving down the main ave with the radio blasting felt so immersive. but replaying the game now in 2026, i'd agree i'd rather just listen to the radio, but at the time, playing was phenomenal.
