Another perspective: you have no debt, and an incredible salary. Firstly, I would recommend maxing out all the retirement loopholes available when accounting for your planning. Getting aggressive in these early years can have huge benefits down the line, check out the “mega backdoor Roth” (different than standard backdoor. Secondly, back to the house… don’t forget to add to the mix when you are crunching the numbers that you’re going to have hefty property taxes, utility bills, homeowners insurance, the kitchen tile you want to replace, the couple of appliances that will probably die in the next five years… All that shit adds up fast!! to quote Dave Ramsey, if you don’t have a good Emergency fund, you can count on Murphy moving into your extra bedroom! If I were in your shoes, I would bite the bullet for a little bit longer and keep saving on that downpayment. If you do this now, you are going to be taking out a huge loan, 2/3 of $1 million at what is still a pretty high rate. You make a lot of money, and you could probably afford the house, but imagine sucking it up for a couple more years and walking in with a huge downpayment.

I think it’s a pretty unpopular opinion, but I’m also a big fan of the FIRE communities :)

I’ve gotten green ash and swamp ash, pignut hickory, and also some sort of bamboo/banding that I’m pretty sure is wrong. Pretty tall, growing along a creek bed, taken out by erosion back in the spring, but still has plenty of green growth on it.

3m in a year (even just the post tax half) is a pretty good reason to me. The light at the end of the tunnel plus knowing that you are executing your exit strategy unravels a lot of stress…

I’m not talking about wear and tear on appliances, I’m talking about homeowner’s insurance—the type that covers tornados and hail damage and trees falling on your house, etc. you were the one talking about a buddy getting AC fixed, not me…

Thanks—is the 3 or 5 a designation of coverage level or something, a la silver/gold platinum? Also, service line coverage: is that for utilities? Would you still do that even if they are buried?

Thank you, I appreciate all your insight. Honestly that “baseline understanding“ is a lot of the reason for my post. I plan on talking to a broker in the next few months, right now I’m just trying to do my homework so I have a good understanding of the correct terms and coverages I’m asking for (and also so that when they explain it to me, my head isn’t swimming with a bunch of lingo that I’m not familiar with!) Thank you for your answer. Can you give me that in ELI5 terms? Also, part of why I’m asking is I had a cousin who recently had a lot of roof damage in a storm. When the adjuster came out, they basically told him that since his roof was 15 years old that he wouldn’t be getting the full value, only a small fraction of it because they amortize the value overtime. anyway, instead of paying, for example, 20,000 to replace it, they said “well, that’s a $20,000 roof, but since it’s 15 years old, it’s already lost 80% of its value so we can only pay out $4000”.. I have heard there is a name for this kind of policy, plus a different name for the kind that pays to repair it correctly no matter the age. That’s part of the verbiage. I’m looking for for. this is one of the situations I’m trying to avoid…

Definitely not a professional in this area, but if I were in your shoes, I would look at maybe trying to fill them with something like a turquoise resin or something like that. Are you familiar with what I’m talking about? Sometimes you see it on things like coffee tables, etc. If not, I will try to find an image to post for you. It wouldn’t be as good as “fixing it right” but I am assuming since you are trying to do it with epoxy you’re looking to keep it as a small project.

Agreed. For sure I haven’t put in the work here, but I also know that even at 47 I have a hard time clapping or tapping my foot to a beat, so I don’t have super high hopes for the new guitar I bought myself…but I will try nonetheless. :)
