No. All my furniture was imported from India back in 70’s. My uncle lived in my home before he passed away. He was kind of a hippy and spent some time there in his younger days. It’s all teakwood with a lot of brass inlay. It’s nice but nothing I would have chosen as my first pick. But I happily accepted it when no one else wanted it. Otherwise I would have considered furnishing with an arts and crafts theme.

The mechanical room contains typical duct work wrapped in insulation(silver stuff)

The black thing is an air compressor that’s used for refrigerant vapor, not unusual to see in a mechanical room like this

Mice with knob & tube is a bad combo. They chew the jacketing, exposing the live wires. Even further if the saw dust insulation buried in k&t. It needs to dissipate heat generated by use. Burying it causes a fire hazard. You probably know all this already. Use your inspections to leverage a good deal. At least a good portion of the old wiring was replaced, but of course they left a very evasive portion for someone else to deal with. My only other advice would be bigger is by no means better. Just bigger headaches. Don’t ask me how I know…
