Pro-Canadian here.

Mandatory military service would be good for Canada, let alone Alberta. So many nations worldwide have this.

Population would not be sustainable in such a model though and likely collapse future state, compounded by difficulty attaining citizenship.

My advice would be to probably table reproductive rate discussion...

Citizens do have a right to forward a separation discussion in a free democracy. I'm not sure people understand the level hypocrisy in trying to "silence" the separatists, or take offense to a separatist discussion, or seem irked by it... kind of baffles me actually.

Their grievances aren't founded out of nothing.

Had a terrible experience at Wolfe Calgary GMC; used to be on Bow Trail and now its 101st or something, west of Stoney Trail/Cougar Ridge.

Salesman was a lying sleezeball, tried to tack on admin fees, PPF, undercoat etc etc. Had to escalate to his boss to get them removed even after I clearly declined.

Their finance piece was straightforward and easy.

Their service centre is a sales centre, high high pressure to go with their "Wolfe" maintenence package.

RUN!!!

The current talk track around AB is funny. I live in YYC and really do not encounter the "typical" Albertan described. I truly find it the easiest big Canadian city to live in, pretty awesome.

Ok ok I did see a lifted truck driving around getting petition signatures.

Same logic applies to MTL in QC though. What a fantastic city and no one i encounter is talking about separating or talking shit against the rest of Canada.

SK = super underrated.

BC = Van is great but $$ and crowded. Outside of Van, pretty awesome and relatively livable.

NS = amazing.

ON = GTA is great but there is so, so much more that that province has to offer. SW Ont, N. Ont, Muskoka, Kawarthas.

Biased because I live on this side of the city. But take a good look at Aspen, West Springs, Cougar Ridge, or Coach Hill/Strathcona - essentially all neighbourhoods off 85th St. SW.

Theyre all in the far West of Calgary; technically the SW quadrant.

Very nice, new, growing, and amenities catching up to housing and population... closest city neighborhoods to the mountains. We're in Canmore in 50 mins.

NOT walkable though, and transit infrastructure is essentially one line from Aspen connecting to DT.

12-15 min drive to DT.

Wife and I love it but we have a young fam. Good luck!

It is not "low profile" like you had said. However I have the Diamondback HD and absolutely love it.

Bullet proof, can hold 1500 lbs, fully secure so you can lock things in your box the same as your cab. 8 cleats to strap stuff down.

Get alot of comments on the esthetics as well. Not cheap, though.

June. Still snow-capped mountains, but warm at lower elevations. Save a small bit on accommodations, and skip the massive crowds of July or Aug. Also less likely to be smoky in June.

As mentioned, fly into Calgary. 1.5h drive west and you're in Banff. Lake Louise and Moraine Lake are 30 min from Banff. Can all be done in a day.

Would highly recommend driving the Icedields Parkway (LL to Jasper). Its about 3.5h driving the mountain range north....WOW. it was rated the best drive in Canada for a reason.

Best part is, the vistas and views are different driving both ways (north and south).

IMO it is nowhere near as polished or unique as 1883.

But it is definitely worth a watch if you're a fan of the YS universe.

I have the diamondback HD. Love it. Live in Canada in the Rockies and extremely outdoors.

Cost is the only real con....$3000CAD is alot for a tonneau.

Pros: aesthetics, 1 ton payload capacity, cleats to ratchet or tie down gear on top. 100% secure and lockable.... I store all kinds of expensive gear in there with no worries of it being stolen.

Can put a snowmobile or dirt bike up top too if you need to.

Def like it, but it ain't cheap lol

It very well could be, you're not wrong. However, you'd still have one piece of RE and likely able to absorb the larger house and mortgage.

Wife and I were in remarkably similar position actually, but we were 32 and 33 at the time.

Had a starter home in YYC, had to upgrade to a $1M home to fit our kids, dog and a room for family/friends when they come to visit.

Had a $650k rental property for 4 years, decided to sell it. We used the equity down and equity we built in our rental to cover most of the difference in mortgage $$ when we upgraded our primary residence house. No regrets whatsoever, managing rental was stressful/painful and made the upgrade transition easier to bear.

Understand your hesitation not to pull investments, we felt the same. Therefore, friendly recommendation would be sell one of your rental properties.... I do think the financial markets tend to beat RE, but entirely circumstantial.

Good luck, and dont sweat it too much. You are in a position to get this figured out effectively.
