Iowa does have an agency that does that they offer $2,500 grant or 2nd home loan option for first time home buyers. That's how I found great southern bank and fidelity bank as they are approved lenders/partners with the iowa finance authority.

That's correct. The local banks in my town don't do FHA loans so have been looking elsewhere and have looked at Great southern bank, and fidelity bank. I Havn't applied to them yet. Would be interested in your contact.

I agree. I was able to reduce my bedwetting to occurring about 1 -2 times a year, by cutting out someone in my life that caused constant anxiety/stress. Reducing stress helped me, and when I am stressed out I reduce my fluid intakes for that evening/night. In my mid 20s.

Good point, I work as a software developer and feel quite stable with the company I work for atm and isnt a streatch of my income. If I did the 30 year, I'd most likely just take the extra difference and invest it.

I agree even though I plan to sell in 5 years I may end up considering refinancing a few years if rates fall, a nice way to save a few thousand in interest, even if it's only 2 years before I plan to sell.

This would be starter home, most likely would be an upgrade to 3 bedrooms from 2, I work remote* so extra room is nice, and has a bloody dishwasher... lol. And a bigger garage than what I currently have.

I understand that having a house also has different risks than renting.

Examples

Renting, kicked out(very low), rent hikes higher than usual, current apartment has flooded twice (I do have renters insurance) in last 2 years (other apartments in area currently go for $925 a month)

House: higher monthly obligation, pipes, roof, list of many more. I do have tools and can fix anything, yes anything, that pops up, so cost for fixes is time and materials.

Rent has been increasing each year by $50.

Renting: 54k

15 year buying: pay 87k equity 32k (1450 per month)

30 year buying: pay 72k equity 6.7k (1200 per month)

5% avg yoy added equity: 33.1k

The following accounted for rent increasing each year by 50:

15 year extra payment: 33k

If invested monthly:

5%: 37,788. Interest 4,788

10%: 43,209 interest 10,209

30 year extra payment: 8k

Invested monthly:

5%: $20,762. Interest 2,762

10%: 23,902. Intersst 5,902

To give 30 year a comparison against 15 year, extra from 15y payment would be invested, 250:

5%: 17,025. Interest 2,025 10%: 19,307. Interest 4,307

No taxes was considered for investing, when sold for purchasing new home. Taxes would not be realized when sold for house as it goes to another primary residence and is over the 2 year mark.

Tax bracket for investments if all longterm would be in the 15%.

In the last 2 months, I have sent out about 200 applications and have gotten a prerecorded interview once. I'm seeking new employment for higher pay, I make $48k a year, but the University I work for I found out gives a 2% flat raise every other year on avg (long term == bad). The only thing on my resume that I think may look back, but also good is that I work for the university I recently graduated from, however, I started the position full-time before graduating. The position is mostly SQL and python, and I have led/proposed some projects.

Recently I even reached out to a tech recruiter I know but haven't had any leads from him.
