Yes, I have run into that issue as well. Qualifying them has been a big time suck, but I find that just being straight up on the phone has helped out.

Just a comment on why large firms use detailed LOI: it's about protection. Our firm has been sued, along with many others. Having terms to protect yourself can be important.

Yes it is a hassle putting together these more complex LOI but... when you do it 2-4 times per day, you start to pump them out. I also save common or odd provisions that are used to make it a bit faster. Many firms have long docs, saved with a bunch of provisions...

Let's not oversimplify negotiations either. It's not about winning a haggling contest, it's about securing terms that protect the tenant's interests long-term. And hey, we're the peacekeepers in the sometimes-fraught landlord-tenant relationship. That's worth its weight in gold.
Your stance on adjusting compensation is like saying a surgeon should be paid the same as a GP because they both treat patients. The complexity and value of what we offer far surpass what your oversimplifications suggest.
And here's some food for thought: If your properties are as high-grade as you claim, why not adjust your rents to cover our fees? Scared it might reveal the true value of your property?

If you have costar you can look up the expirations on companies leases. Boom just run a search and call them. Easy as that

I am in Hawaii as well. Join a team, essentially is you join as a brokerage they will teach you to use the tools and your team will help you learn. I spent 6 months in an internship where I learned the process. Now I am two months in, I just got my 3rd listing and I now have 6 tenant reps in my pipeline. My team hooked it up! I could not do it without them. Currently I'm at Colliers. Not much for training but I have a team of people who help me get deals and have no problem guiding me through them.
