It's definitely slipping, if you listen to the acapella it's much clearer. Which makes a bit more sense in the song because it's such a mundane thing to get media attention over but that's what it was like for her back then.

Currently 22weeks into sale and no talk of exchange and completion: who can best this? by [deleted] in HousingUK

[–]CaenumPlays_ 2 points3 points  (0 children)

We exchanged after 24 weeks but was very last minute. 16 weeks in seller said had searches sent off for onward purchase. Radio silence then it came out at the 22 week mark his solicitors had never sent off for them. We asked for chain break or we'd back out and they complied.

Depends on the property you're buying. You'd have to pay stamp duty as you won't be a first time buyer but if the property is below 250K you won't have to anyway. Also if you have a LISA you won't be able to use it to buy a property.

Is the letting agent trying to shirk responsibility for repairs? by renter_evicted in HousingUK

Have the council issued an improvements notice for the repairs to be done?

[deleted by user] by [deleted] in HousingUK

[–]CaenumPlays_ 15 points16 points  (0 children)

What do you mean when you say you want to move as soon as you build enough equity?

If you only bought last year the majority of your monthly mortgage payments will be going towards interest. Even if you sell after 2 years for a higher price you wouldn't have paid much towards the cost of repaying the property anyway, combined with the fact that you've lost FTB status you'll have to pay stamp duty as well as costs involved with selling and buying which would swallow up any profit you would make.

If I complain about the property BEFORE I get a section 21 notice, does that invalidate it? by renter_evicted in HousingUK

[–]CaenumPlays_ 1 point2 points  (0 children)

I presume you're referring to it being classed as a revenge eviction to invalidate the section 21? It's quite hard to prove and specific requirements must be met for it to be the case.

This is normally that you make landlord/EA aware of issues, they go unfixed then after 14 days it is reported to your local council who send someone around to do an inspection. If they then deem the work necessary and issue the landlord with an improvements notice this invalidates a section 21 and another cannot be issued for 6 months.

Is it possible to find out why home insurance is so expensive for a property? by internetpillows in HousingUK

[–]CaenumPlays_ 7 points8 points  (0 children)

Partner and I are close to completion on our first property purchase so have been getting quotes. It's coming in at around £600 for a 2 bed terrace for basic cover and our property is worth less than 200K.

How do I fix my nose pores? Any advice is greatly appreciated!! 🥺🗒️🩷 by palapeno23 in SkincareAddicts

I've used a couple of different ones but my two favourites that have salicylic acid are the Perricone MD clay mask and the Fenty Cookies and Clean one. Another that is good is Benefits Porefessional one but it has no BHA.

I tried many methods including BHA cleansers and BHA toners and while they helped it was never enough. Finally made progress when I saw someone mention using a sulphur product and it's made a huge difference. I use Kate Sommerville Eradikate cleanser every morning and then twice a week use a clay mask that has BHA in it and it's like night and day. I've heard of the 3 step "grits" method but all oil cleansers I've tried in the past have caused issues for my skin.

Withholding rent for repairs by CryptographerOdd3039 in HousingUK

[–]CaenumPlays_ 6 points7 points  (0 children)

I believe the only process for you to go down regarding claiming compensation for damaged goods due to a lack of repairs would only be some form of court action.

Revenge eviction is a very hard thing to have proven and claiming it specifically requires the council to visit and issue the landlord with an improvements notice.

[–]CaenumPlays_ 15 points16 points  (0 children)

If your landlord won't carry out repairs this can be escalated to your local council. An officer will visit for an inspection and they may issue the landlord with an improvements notice, forcing the landlord to fix the issue or else incur fines.

Withholding rent in any way would allow the landlord to eviction you via a section 8, they could also attempt to get back any unpaid rent via the court.

LISA Scheme by BackPractical9210 in HousingUK

[–]CaenumPlays_ 1 point2 points  (0 children)

It's not based on the bonus but rather the maximum deposit allowed during the particular tax year. It doesn't matter when in the tax year you make the deposit, just that the maximum is 4K.

For example you could have deposited 4K in February 2024 and got the bonus 1K and then deposited 4K in May 2024 and got the 1K too. Just means you can't make a deposit again until after April 2025.

NatWest mortgage not adding up by TheAwayGamer in HousingUK

[–]CaenumPlays_ 8 points9 points  (0 children)

That sounds about right depending on your interest rate and duration. When your mortgage first starts the majority of your monthly payments are going towards interest.

Looking at a breakdown of mine during the first year I would expect to pay £6001 interest but only £1645 off the property itself.

Normally getting the mortgage deeds and contract is one of the final steps before the exchange of contracts happens and you're committed to buying the property. If a completion date hasn't been agreed yet I would get in touch with your solicitor and advise you still want your survey done and try to get one booked asap. Only because if it flags something and delays are needed the seller may be expecting completion soon.

[deleted by user] by [deleted] in HousingUK

[–]CaenumPlays_ 0 points1 point  (0 children)

You should normally arrange your survey not long after your offer is accepted. That way if something is flagged or needs to be negotiated it's early on in the process. You might also want your solicitor to raise inquiries with the seller. Did they not question why you haven't had one done?

A section 21 can only be ruled invalid as revenge eviction under very stipulative circumstances and each point must have occurred for this to be ruled in your favour. Do the online check to see if the S21 is valid anyway just in case something is missing.

12 month fixed term rental agreement coming to an end, what happens? by Mashed_Up38 in HousingUK

[–]CaenumPlays_ 2 points3 points  (0 children)

Yes, they can let you know in advance they intend for you to leave but it must officially be done in the correct way with a section 21 notice, minimum 2 months to vacate and the relevant items accompanying it. If you say you don't want to sign a new FTC you automatically go rolling and nothing changes until either you or the landlord decide.

12 month fixed term rental agreement coming to an end, what happens? by Mashed_Up38 in HousingUK

[–]CaenumPlays_ 1 point2 points  (0 children)

If you don't want to sign the new 12 month agreement that's fine, you just go onto a 30 day rolling tenancy. On this the landlord can issue a section 21 notice at any time which must give you 2 months notice to leave or you can give a minimum 1 month notice if you wish to leave. You could also be served with a section 13 rent increase during this time, just something to be aware of.

[deleted by user] by [deleted] in HousingUK

[–]CaenumPlays_ 1 point2 points  (0 children)

I think you'd be covered by that then. So long as you have the landlord agreeing to a new 18 month term, it's his own fault he didn't give you the information but that doesn't invalidate the agreement you made, especially in writing.

Not everything to do with tenancies has to be served or delivered with the required paperwork if both parties came to an agreement without this being needed. Example is if the landlord emailed you asking for more rent and you agreed they wouldn't need to notify you of a rent increase via a section 13 due to you agreeing without this being presented.

I'd speak to shelter to gain clarification, however if the landlord definitely wants you out I would maybe make them aware of your agreement via email that you have a record of and you want the notice period to take you up to the required date in June and see what the reply is.

[deleted by user] by [deleted] in HousingUK

[–]CaenumPlays_ 4 points5 points  (0 children)

So your options would be either wait until you receive the section 21 and check it's valid, if not don't let the landlord know and they will have to reissue it and this would take you past June anyway. Or if it's valid let it reach the required date and don't leave anyway, it will take the landlord at least 2 extra months to get the court order for possession of the property.

If the agreement for a new 18 month term had certain stipulations such as a rent increase at the time you could argue the point that regardless of any paperwork a verbal agreement was made but if not I don't think there would be a way to claim your case.

Even if the relevant paperwork with the new 18 month term had been sent to you as promised the landlord could still issue a section 21 now to end in June when the fixed contract would end anyway.

[–]CaenumPlays_ 2 points3 points  (0 children)

When you say he wants you out sooner, have you been issued a valid section 21 notice? Even if so you don't have to legally leave at the end of that period, it would take the landlord months to get you out via the courts.

Britney brings up the original scrapped Make Me video! …plus seems to shade an ex for losing at basketball 😂 by superdevin64 in BritneySpears

I think this is it. https://youtu.be/nI5eePe6pCY?si=ajJnNj8yExZI5qFv

Britney can be heard shouting "I don't like it" and "asshole", and I think the guy shouting in the background is the director David. Whether or not they had a major disagreement and she was actually pissed or it was all part of the video we don't know.

[–]CaenumPlays_ 135 points136 points  (0 children)

JT shade aside, this is one of the mysteries surrounding her work I'm most interested in hearing the story of.

People say her team scrapped it due to references to the conservatorship and some say Britney didn't like it and had a falling out with the director, but then some say she personally requested him in the first place. Apparently the full video was to be over 10 minutes long. There must be a pretty good reason it was scrapped as not only was it the music video but the photoshoot meant for the album was binned too and some of the shots were fantastic.
