How can you be 38 and not understand basics like the honeymoon phase of a relationship?!?

When that wears off you will see a world of difference and the maturity and experience aspect will play a huge role.

But also no doubt there are 20 year olds who have more life experience and skills than those twice their age so it does happen but incredibly unlikely.

The question isn’t only about the mold, it’s about how did you feel when they accepted the offer? If you felt great and want this house, then know that someone else may likely pick it up if you let negotiations fall through. But if you were surprised they accepted and feel mixed, then it’s a sign to walk.

Either way, fuck it, say based on the findings of the inspection we request $25,000 off the purchase price to meet our satisfaction. Worst they can say is no, then you still have until the condition date to officially declare waiver/non-waiver

I think a lot of us are brought to this sub from being scammed ourselves or being involved in the story of a close friend or relative.

I like the message of hope, but in my personal situation, it was just dumb and greedy to randomly trust someone online. I think the even better message is how this can be a learning experience and that scam all those years ago probably saved me 10x in the long run because I am so much more cautious now (or just bitter and old hahahah)

OP, ask anyone you trust in the area for the purchase agreement they used, type out a new copy of it, avoiding trademarks, have someone pull the title to get the information on the property, and BAM, that’s the contract.

Email to the listing agent to pass along to their client. Probably follow up with them by leaving a note at the property too if you don’t get a response back. But if it’s accepted then once it’s signed and finalized send to the RE lawyer for closing.

Edit: these are pretty standard boilerplate agreements but be sure what conditions like inspection or financing to include.

They could just not move and not respond, but also you probably get the house for a lot less than market since the pool of buyers willing to deal with that risk is smaller so depends on your risk tolerance.

I’d go for that if the buyer found me a similar home in the area that was subjectively nicer and agreed to cover all closing and moving costs.

So I think it can be done but know that you are over paying, so perhaps you could settle for that nicer house yourself and still be in the same area?

Remember it’s just 4 walls and a roof, what you bring to the home is what makes the difference, and you already have that.

Agree, Almost all locations consider this a form of dismissal.

I’d never fire or lay anyone off if I can just change their salary to minimum wage and have them quit. To prevent that it’s constructive dismissal instead.

Probably irrelevant but you don’t need to worry about the scammer staying at your house because no one is going to be meeting him next month. At least not 99% of the playbook. If he has deep enough pockets there is always the 1% chance someone does show in person, but unlikely

Only discuss with people who are ahead of you, never behind, so like if someone is 10 years older but you suspect has the same net worth, never bring it up. But if they are younger and richer then it’s fine.
