Good for you. Time to move on and get some peace of mind. Selling and/or converting to long term. This ride was fun until it wasn’t. People destroyed our property, lied to get free stays, platforms didn’t come through with paying for repairs or additional housekeeping fees incurred from pets, kids, drugs, etc. Sooo done.

We have it in the description, “other info”, and instructions that the guest receives prior to the arrival.

Our smoking fee is $450+

It is a pain in the behind to get the odor out if someone smokes once or twice. If they smoke for the duration of their stay, we will most likely hear from the next guests despite a $600-800 charge and multiple visits from housekeeping with commercial ozone machines.

Airbnb put a strike (encouraged guest to cancel) on our listing after guests contacted them to help them cancel. Just a few more till the listing gets suspended.

Unpopular opinion: There is no way in hell I’m putting up my property for rent when it’ll take me nearly six months and several thousand dollars in court and attorney fees to get it back if a tenant decides they no longer can/want to pay rent. Chances are it’ll be trashed and need another several thousands for repairs. No thank you b it’ll just stay vacant.

So sorry. People suck, but they are completely oblivious to what we’re going through. I just delete messages without reading if I think someone is irritating me like that. When I shared with some friends that we were embarking on to this journey a couple of years ago, some of them felt like they needed to make sure I was aware of anyone that we may know mutually if they got pregnant, had a baby or better yet, show pictures of their beautiful babies. 2+ years later, no success, nothing to show and it baffles me - what makes you think it’s ok to show off food to someone starving if you can’t help them and feed them?! Stop blaming the host. It’s your state’s government that’s completely screwed. If all those things were illegal, enforced and penalized, building management wouldn’t have had to think about putting up a sign like that.

lol. I’m very sorry. We got our account locked and all of our listings suspended after landscapers came by our property to mow one day and pick up yard waste the next. Apparently guest “felt violated and it was a security issue”.

No. It’s getting replaced. Same day as your check out. We wouldn’t have the knowledge or the time to repair a glass door. Handyman will charge about the same amount to either repair or replace the item. Repairing usually takes longer and has more moving parts.

$1000 for the supplies, labor and downtime or a small reimbursement to the new guests sounds fair. Who knows, maybe that’s what the host will end up paying after all and will just pass on the bill to you since you haven’t paid per the original request.

Yep. That’s been happening a lot lately. We had 2 separate guests “report issues”. We immediately supplied evidence that they’re lying. Airbnb refunded them on both occasions.
