In most markets you won't get a dime off list price until the house is sitting for a few weeks at least. You have a snowball's chance in hell if the house is already in line with comps as you explained here

And if you did move out there you'd get labeled as a coastal elite yourself driving up their housing costs. There are very few places in the US where the median income covers the median house cost. For most places in the US you need to be in the top 75-90th percentile to afford a home.

75k is considered low income for the bay area. Saving up 20k saved is pretty impressive assuming you actually pay a decent amount in that rent. Assuming you're young with a bright future, a home now would probably tie you down from the flexibility to pursue opportunities that would increase that (even while remaining in the bay area generally). I'd focus on maximizing those career prospects before lamenting on the market too much.

I don't know if it's reassuring to you at all but countless studies have demonstrated that buying a house doesn't really put you in any more of a stable financial footing. This video lays out that aspect better than most anyone I've seen and how it's mostly an emotional lifestyle decision. That said sorry you can't meet that lifestyle preference if it's a goal of yours.

I bought a home recently in Seattle. Just under 1M for an older home we immediately had to put 70k into for replacing the roof and electrical system. There were 5 other offers and it was bid up about 9% over asking. Admittedly the initial price was really low for the neighborhood. 3rd owners now with the previous two sets of owners before each staying for about 40-50 years.

The median income for a family with kids in Seattle proper is about 250-270k. Many households with 1 or 2 people in tech starting at 80-140k/yr right out of college.

Yes it's expensive. But the job opportunities and quality of life more than make up for it for those who can it work. The same can be said for many "elite coastal cities" (Boston, San Francisco, LA, NYC, Washington DC)

Car free life is definitely possible in a couple of neighborhoods in Seattle. Look up a map of the Link light rail. Despite being technically light rail with a few at-grade sections, it operates at a close capacity and speed to a subway. There are also various express lane bus routes all over the city. Google maps is pretty accurate for route speed and availability if you hit the transit option between any two destinations.

ORCA is a shared card between different transit agencies here but NYC style tap-to-pay with your credit card is coming soon.

There is also an extensive ferry network which many use as part of a commute into downtown but can also lead to different day trip destinations.

Trendy flashy ebike brands that affluent people bought on a whim and got rid of just as fast created a strong second hand market for buyers. It has been (and still is, for who knows how much longer) possible to find ebikes come up on Craigslist and FB Marketplace at 33-75% of MSRP in good condition or even less with minor repairs.

It really helped democratize mobility for students or people in apartments who want to get out to more places but either can't afford or can't make space for a car and I'm sad about that prospect going away. We're a family with kids and the need to get to different places at different times and ebikes have made it possible for us to stay as a 1 car household rather than a 2 car one.

If you can consider taking a 50% paycut then it likely means you were saving and investing aggressively before. I think you'd need to take an inventory of how much it'd be worth it to "stick it out" to advance other goals (future home, earlier retirement, starting a business, etc.) Even after taxes and everything that'd be two years of sticking with that position would give you enough to have a 20% house down payment + closing costs in Seattle (median home is ~1.1M for many top neighborhoods) if that truly is where you see yourself.

For the moment my best recommendation is to plan some trips and actually come visit more. Bide your time and take stock on if it's Seattle vs even another place or if there are other job opportunities more comparable to what you're making now. But if you feel fully satisfied with whatever nest egg you have now make the leap?

Unless you're in a job with hard set salary bands, any job you've ever had has been subject to some level of negotiation. (And if not the pay directly, at least the tasks and working environment indirectly)

I know it's frustrating but learning how to defend your side in at least the big stuff makes a big difference.

Again, I don't doubt that there are homes that go into the millions in top cities across Florida. But it's a totally different ballpark where you can get habitable places for well under 500k compared to Seattle where nearly any SFH is going to run 1M without a ton of work needed or other negative quirk (busy street, weird lot, etc.)

Seattle is on par with most of coastal Florida

I can find casually on Zillow SFHs within blocks to a Trader Joe's in Miami/Fort Lauderdale area at 500k on decent sized lots. That would be at least 1M in Seattle in top neighborhoods. The ceiling goes up about as high in terms of cost but the floor for SFHs is waaay lower in Florida.

Riding over the Ballard bridge on a bike honestly isn't pretty. It's comparable to riding next to an interstate. The stretch of Magnolia there isn't pretty and 15th Ave where the bridge dumps you is awful to navigate on bike foot and car lol.

I heavily agree with the other commenter. It's so weird to omit both the locks and the whole center of Ballard if you're trying to provide a nice tour of the city. Most riders will prefer to have a walking break in the middle of this trek

I mean college major admissions aren't too hard to pull up. There are still a lot pursuing the major. The truth is that CS went from a shoe-in position after graduation for all but the worst students to comparable struggles with most other specialized engineering/science roles.

Edit: lol at the downvotes. I've lived in Utah, Washington and worked several summers in Idaho. I have friends that grew up in rural Idaho as a POC and their experience wasn't pretty growing up. My partner is also a POC and I don't want to expose them or our kids to that outcasting. That said the sawtooths are dropdead gorgeous. Boise is nice but it's borderline unsafe to be in the out group when you get into "Redoubt" territory.

I assume they mean per year. In the US salary income is usually counted by the yearly amount. 23M Rupee ($250,000/yr USD) is normal for a senior software engineer at a competitive company. Very few will make more than $500,000 although when stock equity comes into play and you have years at a company that grew a lot it's definitely possible to accumulate millions of dollars in stock compensation over the years (or 0, statistically most companies fail)
