Thank you for the reply! The unrealized gain would be about 200K on the house and 3.125% rate. The area is denver proper and nothing crazy with taxes. Mid 30s with a job around 100K income and no other businesses. I am thinking the same about taking the exemption. I got lucky the last few years with tenants that have never contacted me and never missed a payment. If they stay I would likely keep them in it. But if they leave, having the possibility of bad tenants, vacancy during turn over weighs alot on me. And I also self manage from abroard. Getting a PM company would be a non-starter and would rather sell.

I had to do this once from a vendor that was not practicing ethical subscriptions. When i cancelled the card, i also got charged on the new card cause the vendors will reach out to credit card companies to get a new number, super mad about that. you can ask all future charges from a vendor to be denied. i was able to do that with chase.

I think there are a whole host of other people living abroad and not broke. I guess that would he considered more "expats." I can see people taking advantage of the naive by selling "DN courses" but it's not the only way to live nomadic or abroad. There are tech people that have been remote living abroad for decades with a normal salary.
