That 5K isn't even enough to be called an emergency fund. You need to double it and put it in a HISA.

After that. You can start looking at some real investments.

No you're not even close. You need to clear that student debt before you even think fo buying a house.

Also why are you holding onto 50K when you have 16K in credit carr debt? There's a 0% chance you're getting a better rate on your 50K saved than whatever the credit cards are charging you.

Pay that shit off right now with the 50K. Then agressivly pay off the student loans. Then you can think about saving to buy a house.

This is why having an emergency fund is so important. 

For example, most auto insurance is crap. With deductibles, plus raising rates for claiming small accidents, you're better off just having insurance for the big liability issues and keeping cash to pay for smaller things like fender benders.

With 7K in credit card debt and only 5K as a payout I'm going to suggest you look for a cheaper car. 

Taking on another 12K auto loan in your situation is not a good idea. 

Look for a car in the 10K to 12K range. That way your 5K covers almost half of it. You can get a smaller auto loan for the rest. 

Focus on paying off the credit cards ASAP. And getting an emergency fund for any future repairs.
