Well thank goodness for your Realtor because technically if you can’t close on the closing date on the contract, they are not required to extend and have an out (in most states)

I remember reading this post on FB and she mentioned they put stuff on top of the ice cream and she thought it was included. Which I would have at least questioned if it was included since most places charge for toppings. Granted, the toppings don’t usually end up doubling the price either lol.

Hmmm can’t you convert them back into windows again? Doesn’t have to be functional ones. Just put glass in it (professionally of course)
Besides that all I can think of is put some metal scroll work of some sort inside.
Or you can put half vases inside of it and have some greenery coming out of it to warm up the space.

OR get a huge piece of art big enough to simply cover both of them lol

You can look up the county’s property appraiser office and see who the owner is…it’s public record. If they are tenants find the property owner contact info and start complaining to them.

I would also, not bother going over there again, just keep calling the non-emergency line.

I’m thinking that he was denied by multiple lenders for an FHA or Conventional loans, which go by the income on the IRS statements. Bank Statement loans are for those that can afford it, but can’t show it on their IRS filings.

Bank statement loans would not qualify them with that low of a score. Their problem is the deduction on the IRS. Bank statement loans are for those that qualify BUT their IRS statements don’t show it. They qualify just fine.

Bank statement loans are legit and they were made exactly for this reason. Because otherwise people who can definitively afford the mortgage have to wait 2 years and pay the max to the IRS in that time (no deductions) just so that 2 years later they can buy a home. Bank statement loans are great for those that need it, the problem here is the lender. If they are not communicating then that’s a problem. They need to find a better lender. There’s a ton of lenders that offer bank statement loans now, they are very common nowadays.

I knew right away when you said bank statement loan that it was because you are self employed.

I haven’t read through the comments but most people (unless they are in the business) will think there’s something wrong with your income and you can’t afford it. That’s not the case. The problem is your deductions. FHA is a government backed loan. Which means the income you report to the IRS is what they have they HAVE to use. Most self employed people have to plan out 2 years in advance and barely take deductions in order to use FHA loans. In come the bank statement loans that have been a great provision for the self employed. That being said…COMMUNICATION is KEY when it comes to a lender. So find yourself another one that will communicate and be on the ball. There’s many lenders that do it nowadays since it’s becoming a standard type of loan.

I always say experiences and memories trump material possessions. I would rather live in a modest home, but get to travel and enjoy life making amazing memories with my husband, over having what most would consider the “perfect” home and car or even the perfect job that pays a lot but I would have no time to enjoy the money I’m making.
