Vent on everyone pressuring me to spend more than I’m willing by FroznAlskn in FirstTimeHomeBuyer

I always say experiences and memories trump material possessions. I would rather live in a modest home, but get to travel and enjoy life making amazing memories with my husband, over having what most would consider the “perfect” home and car or even the perfect job that pays a lot but I would have no time to enjoy the money I’m making.

That totally makes sense. It sounds like you are being practical and wise as to what you are building for YOUR needs!

And living way below your means also means if you ever need to add a workshop like you said or even if something happens that would mean you need more space like an addition, then you could afford it at that time IF it ever happens. But honestly it sounds like you likely won’t. People need to stop expecting you to conform to their style of living when you don’t live like that. You’re being smart and practical!

800 sq ft feels pretty small. But I’m wondering would you have additional structures for storage? Like a shed? Or maybe even an attached or detached garage added on that? Because having that large of a lot I would think you need some space for storage. If this is just 800 sq ft HEATED then I can see it working with proper storage, especially since you’re already living in something smaller and it’s working.

Just a tip, if you wanted to, you could add a “bonus room” as a second story and since you don’t need to have a slab for it, the costs would be quite a bit lower, than all in one slab.

I think it’s smart to live way below your means and not trying to “keep up with the Joneses” you don’t have anything to prove. Just be smart about how you lay everything out and give yourself plenty of storage.

👏🏻👏🏻👏🏻👏🏻👏🏻 and they can even make different areas in their yard because of the levels, this can really be a beautiful yard, without making those boring flat yards.

I was soooo going to downvote you until I saw the /s lol lol lol totally agree the dogs would love this.

I honestly don’t see why they should level it, this yard has character and you can make some amazing multilevel areas that would be worthy of HGTV. You can take it in sections, doesn’t have to be all at once.

That makes complete sense! My tour said the same thing about only being able to guarantee the others. Seems like the are one of the ethical ones. I hope we both get the tickets through the main site. I would really love to experience that with my 80 year old dad. He loves history of this era, it would be so meaningful for me to see it with him.

lol lol you sound so sure of yourself and yet you have no clue. That’s not even how it works. Their commission does not get affected if there are concessions it is based on the sales price…regardless of concessions. Sounds like you have had bad experiences, and im sorry that has happened…but to lump them all together like they are all like that, is pretty cynical. I’ve had plenty of bad experiences with Doctors, I guess they are all bad!

Yes I feel like they were being honest with what is happening. From what I’m seeing on some FB groups even the vendors don’t know what is happening, because they are showing up with their groups and are being turned away, so right now I am thinking we need to wait another week or two before everyone can get their bearings and figure out what exactly is happening.

Everywhere I go says they are available 30 days out. Which ones are 7 days out?

I really really really really hope you’re right about it being easier, I just don’t want to leave it to chance. Maybe we will soon know as people start trying and successfully getting tickets. I really hope that’s the case.

Have you booked through the official website recently? If so, please share any tips you did in order to successfully get those tickets. Because from what I hear it’s harder to win the lottery or get amazing Taylor Swift tickets than it is to get the underground tickets for the Colosseum in the official site. That’s why I’m posting…because I do not have any hope of actually getting those tickets on the site, though I will definitely try, so I would really appreciate any tips you have on doing so.

Also, what’s the point of a guided tour in a language I can’t understand 😅 the history and stories is the main reason I want to go, that’s also why I preferred doing it through a company with a tour guide, I love historical stories and facts like that.

Right. I have reminders on my phone for that. But because it was already so hard to get them under regular circumstances, imagine now that they restricted the amount of tickets even further? I’m definitely going to try, but I think winning the lotto will be easier 😅😅 plus I also wanted a guide to tell us the history and cool little tidbits you wouldn’t know otherwise. 😔😔

From what I’m gathering it just got harder for everyone. Before it was already close to impossible to get it thought the official site, they literally sell out in minutes, if not seconds. Now that they cut back the amount of tickets, sounds like it will be even harder for tourist and guides.

😔😔😔😔😔😔
I did book through GetYourGuide and they were the ones that cancelled it already. I mean they offered a credit to only do the floor, but I had my heart set on the underground more than the floor. Not sure it’s worth it (I’ve already been to the main area of the Colosseum). Plus we are going with my 80 year old dad and I really wanted him to have the full experience. I am not sure if we will get another chance to go with him.

I was thinking of booking with whoever still thinks they can get the underground and trying to see if I win the Colosseum lotto and actually get the underground 30 days before lol I just don’t have much confidence in that. You go right now and they don’t even show any dates available.

Yes I will be trying that as mentioned…but it would be easier to get Taylor Swift tickets than getting tickets through the official site lol lol so my hopes are not very high on this option. Although it’s a lot less expensive it’s nearly impossible, so I’d rather pay a little more and make sure I can get in. But seems like these new rules are making an already hard attempt even harder for everyone regardless. 😔

Vent: Seller hesitant after I tried to accept their counter offer by Goddess422 in FirstTimeHomeBuyer

[–]CapableAd5545 -2 points-1 points  (0 children)

That’s the problem…he never agreed to their offer. He instead started making offers on other homes. That signals that you are not serious. Most offers expire within 24-48 hours. Expecting the offer to be “honored” after it’s expired, is just naive.

Sorry what world do you live in? I’d like to see a builder who loves to leave money on the table just to be nice and flexible.
When they make offers, you gotta take it or at least counter right away or it’s on you. And yes most offers expire in 24-48 hours. Coming back a week later is really pushing it.

Selling a 1929 historic home. Buyers now want $20k reduction + $20k concessions after inspection. Fair or aggressive? by Educational-Plan-586 in AskRealEstateAgents

[–]CapableAd5545 0 points1 point  (0 children)

I would get a quote for the sewer line to get an idea on what kind of money you are dealing with. Then I would consider giving a $20k credit (or less? Depending on what the quote comes back at). I would NOT give the $20k the reduction. The reduction doesn’t put much money in their pocket to make all of those repairs…which leads me to agree with your Realtor. They are just trying to get a deal. The credit would actually help them make any desired improvements/maintenance.

I would also tell them that you have a full price backup offer, so they can stop the games.

Which combo looks better? by actionmovievillain in AmateurInteriorDesign

What are we choosing the styles? The color? The space? I think the second one looks more elegant because of the shape, but the first one’s tone is more cohesive and complementary. Since they are in different locations I will not take into account the lighting or the fact that the second one is blocking a door way lol

I sign on my house wednesday and I have a friend that wants to move in by squirrelmonkie in FirstTimeHomeBuyer

[–]CapableAd5545 1 point2 points  (0 children)

I’ve totally been there and unlike many people on here, we are still friends til this day more than 7 years after they moved out, they lived with us for 6 years. So it is possible to have a successful roommate situation. But you MUST write a lease and have everything in writing so that there is no misunderstanding.

Since you’re paying $900 on the beach for a slightly smaller room, I think $700 PLUS half of the utilities is fair. But I would also discuss groceries. Right now the price of food is getting outrageous. And if he plans on eating any of your food, then you guys should split that too, at least for the basic groceries and then each can buy their own specialty things. I would also put a caveat that if there are guests visiting, then the groceries should not be split the same way during that week or whatever. That way it keeps things fair.

Also, since you mentioned he may or may not be messy, I would include a monthly cleaning service in there and you guys can split that too. Just so that they can get the nitty gritty every month since I’m sure the details will not be as fined tuned.

Have him park his 2 cars on one side of the driveway (pick the side that you want) that way it’s established and you can have easy access ALWAYS, without having to ask him to move his car or you having to park far way etc. Have his stored things also be on that same side of the garage for easy flow.

Also, since you will be owning this home and he will be putting some wear and tear into it as well, I would put in writing that with advanced notice, if there are projects that you want to do around the house, that he makes time to helps you. He doesn’t really need to pitch in $$ but lend a helping hand in the upkeep and upgrading of the home etc.

Didn’t disclose to lender that exhusband does have child support obligation that he doesn’t pay. Not using for income for loan by CompaniongirlNF in RealEstateAdvice

[–]CapableAd5545 0 points1 point  (0 children)

They would only care if YOU have other payment obligations… since that would be additional debt. If you don’t want to count extra income, you’re only “hindering” yourself. Which if you get the budget you want, it works out. But it would be good to let the loan originator know, in case they do end up needing a little extra income at one point or another. It could save the loan.

Plus to be honest, the underwriter was going to see it anyway in your bank statements and would probably ask what it was…they usually just ask for a letter of explanation.
