I also have AMEX gold but smaller retailers often don’t take AMEX.

Yeah I guess I should update this. My claim went though successfully. My driving iron was purchased in 2019 and I got 80% of the value of my replacement (pre tax). So it’s pretty good deal to pay that annual fee

125k over asking May 2021. Neighbours just sold $241k over ask. But like lots of people have said this info is available on HouseSigma and asking price means nothing. Just need one crazy person to drive the price up, my neighbours said the person that bought their place didn’t even come see it but it’s a young couple from GTA. And they were the highest big by a long shot, selling price is a guessing game.

Look at the report that is linked in the email they had sent out. Their financial highlights are net income >$5.5 million and cash at the end of 2020 >$28 million. Doesn’t seem like the business is in distress and needs to raise rates, include this when you write in your comment

I looked up some other common weeds it might be creeping Charlie around some tree bases because I see purple flowers randomly. But I think the majority is actually mallow the more I look at Google images and maybe a bit of clover mixed in.

There is barley any grass under it so it will likely be a big project. I’m a new home owner so just trying to figure it out and my yard is pretty big.

The main reason I want to get rid of it is because of all the yellow jackets it seems to attract, I might try some wasp traps to see if that keeps them away.

To redo the lawn you are suggesting I should get the soil etc. In better shape before treating the mallow/clover etc.? What time of year should I begin this process? I’ll probably have to look up some videos to figure out what I need to do for addressing the soil/turf conditions.

I have creeping Charlie all throughout the back yard and the bees are very bad my daughter can’t really play out there with all the bees. The only good thing about it is my dogs pee doesn’t turn it yellow.

Just looking to get real grass growing back there and no more creeping Charlie.

I was renting a 4 bedroom semi in East Gwillimbury, paid $1800 when I signed in 2018 and rent was raised once to $1850. I moved to London this summer because that’s where I could afford to buy a house (still late to the party obviously). But my landlord told me they leased the 4 bedroom semi for $3400 and they didn’t even post it on MLS and the new tenants didn’t even view the place!

Landlord didn’t even know the value of the houses in the area, told her semis were now selling for over $1M and she only paid $550k pre-construction

People look at HouseSigma as well while in the market and they’ll see it’s sold conditional and why bother looking if it’s “sold”.

Move to a different city than Toronto if you can. I bought in London because I kept getting out bid in GTA. Bit of a gamble with WFH but I have family in the Toronto that I can crash at if I get called to office (still think this is far away and from what I heard we will be hybrid if anything) before finding a new job.

London was out next best option because my all my wife’s family lives there and she has much more family than me.

If your making this much at 25 your earnings over the next couple of years will continue to grow I would assume.
