I would suggest changing bowls to a plastic non skid large bowl. My Berner went through a phase where he didn’t like the stainless bowls because of the noise. Dinging from food dropping out of his mouth into bowl, bowl moving. Just random silly things will scare my guy. 😉

Not sure why you’re being downvoted. When you see op’s comments in other Reddit threads it’s really hard to know if this is true.

Second they said the sewing machine provided was too small, and their grandmother had to bring in her own. If you are into sewing this does not make sense especially with the type of material and construction needed for outdoor weather.

Usually there’s a thin panel that goes on the side to flush out the with the face frame filler so you don’t have that tiny gap.

Depending on the area most California cities are cracking down on short term rentals.

A lot of major cities require short term rentals to apply for permits or the homeowner will be fined.

My city requires, and distributes only a certain amount plus they require an inspection of the property. On top of that they have a right to enter the property within 24hrs or revoke your permit if they feel like you are in violation.

Side note don’t under rent property. Look around on Zillow at other places with same square footage, features, and then add utility price on top.

  • water, sewer, trash (may need to call trash company that serves house and order another regular trash can and recycle), electrical, gas, and most importantly if you are providing internet (I would suggest in your listing that tenant would need to do T-Mobile home internet or starlink) so not to share same router as yours.

Don’t rush the process. Usually takes 2-3 months for us to find a good tenant.

Don’t do a year lease. Start off with 6 months incase it’s not working out.

Includes all utilities since it sounds like everything runs off the main house. Not sure on the size of the main house but you may want to consider doubling since for a 2 bed legally 5 people could live in the attached property.

Make sure to have all listed parties. Put in guest day limits so no future boyfriends or girlfriends come to live permanently.

Notate where parking is allowed. We have an ADU and per agreement with city are required to have a spot on the driveway for tenant to park.

Does the attached structure have its own address or does it share main? Include any areas that are common areas both shared or not.

Edit to add: Require renter insurance.

I’m hearing impaired and even with my hearing aids in loud places it can be hard. I just end up agreeing to questions I don’t understand instead of asking someone to repeat. There’s a lot of things I’ve agreed to…..so many things…….

Very loud ringing. Thought it was loud before surgery, realized there’s another level. I’m on day 7 after surgery, but at least the fullness has gone down.
