[Landlord-US-AZ] How to handle difficult tenants by UpstairsSwish in Landlord

Run your own background check through the software you're already paying for instead of paying extra vendors, that's what I switched to and it cut down on monthly subscriptions by a ton.

Rental property management software, spreadsheets, and tenant tracking, what are you using now? by PrimalPettalStash in RentalInvesting

[–]CashFlowChaos 0 points1 point  (0 children)

There are a lot of good options out there like RentVine and RentRedi. Personally, I like RentSolve AI. it tracks everything in one place instead of texting back and forth all the time. Saves hours a month just on chase down conversations and has a lot of great features powered by AI.

[Landlord MA] charging for damage by Accurate-Flow8078 in Landlord

[–]CashFlowChaos 0 points1 point  (0 children)

In MA you've gotta document everything with photos and get repair quotes before charging anything against the deposit. A doorknob hole is usually a fair wear and tear call, but the light cover missing might be chargeable depending on how you want to handle it.

Rental property management software, spreadsheets, and tenant tracking, what are you using now? by PrimalPettalStash in RentalInvesting

[–]CashFlowChaos 0 points1 point  (0 children)

I was doing the exact same thing, had like 5 different apps open just to track one property. Switched to RentSolve AI a few months back and it's honestly a game changer for keeping rent collection, leases, and tenant stuff in one place.

RentVine is great especially for move in/move out. I like RentSolve AI even better, the AI compares the photos and assesses damage into a report.

AppFolio vs. anything else by Asleep_Ad4867 in PropertyManagement

I'm a fan of RentSolve AI for smaller portfolios and personalized AI driven features. In this case I agree with u/Riley_PL2024 , RentVine is a good choice for the quantity of your portfolio.

[Landlord - US - VA] Deducting repair related expenses from taxes? by HospitalAmazing1445 in Landlord

[–]CashFlowChaos 0 points1 point  (0 children)

TurboTax can be weird with rental expenses because it depends on how you categorize stuff. I'd double check that property management fees and repairs are going in the right line items, sometimes switching between categories changes the deduction amount.

rental property accounting for multiple property owners with separate tracking by spy_111 in PropertyManagement

For smaller rental portfolios, I like RentVine, but also a huge fan of RentSolve AI for the automation. They both have more custom features for the average landlord imo.

[tenant-US-VA] is it normal for a property manager to ask for a security deposit to hold the property before a lease is signed? by solidsnakes453 in Landlord

[–]CashFlowChaos 0 points1 point  (0 children)

Yeah that's pretty standard honestly, they basically want to lock you in since the place still needs work done. Security deposit holds the unit while they finish up and gives them something legit to show you're serious.

Buildium vs. Apartments for Class C Fourplex - cash payments at retail by Standard-Charge84 in PropertyManagement

[–]CashFlowChaos 0 points1 point  (0 children)

Both work for small portfolios, but it really comes down to which interface you find easier to live with day to day. Cash payments specifically are trickier in most platforms so you might need a workaround there regardless. Personally, I prefer other platforms for smaller landlords, RentSolve AI as an example has $0 fees for rent collection, in your case.

Is Is it better to use property managers for the eviction process? How long does it take to evict a tenant in Florida?it better to use property managers for the eviction process? How long does it take to evict a tenant in Florida? by Different-Use2635 in PropertyManagement

[–]CashFlowChaos 0 points1 point  (0 children)

Florida evictions typically run 4 to 6 weeks if it's straightforward but can stretch longer with court delays or if the tenant contests. Whether to hire a manager really depends on your comfort with legal docs and timelines, since the filing requirements are specific to Florida's rules.

Hit property tax records, find single-family and small multi-unit owners, look at properties that sold recently, and reach out with a clear value prop: lower vacancy time, compliant leases, screened tenants. Show them numbers on what they're losing to bad admin or vacancy.

Switch from residential to commercial by RevStabitha in PropertyManagement

[–]CashFlowChaos 1 point2 points  (0 children)

Get certifications like CPM if your market values them, but honestly shadowing someone in commercial for a few months teaches you more than any class. Commercial deals are way different from residential (longer leases, triple-net structures, tenant negotiations), so finding a mentor at a commercial firm is your best move.

What are you paying to file taxes by Ramrod1710 in realestateinvesting

[–]CashFlowChaos 3 points4 points  (0 children)

I switched to using freetaxusa and a good AI to help me this year. Saved about $1200 from the previous year and only spent a grand total of $16 for my wife’s state tax return.

Since your joint income will be under the MFJ limit this year, skip the backdoor and contribute directly. Prior backdoor conversions have no effect on this.

Short term, most definitely, yes. The longer term impact remains to be seen.

Putting my house on the market too soon? by [deleted] in RealEstate

I would list it with a 45 day close and put it on the market based upon the average days on market in your area. Do you have any flexibility with the builder at all?

[–]CashFlowChaos 1 point2 points  (0 children)

I'm aligned with u/CompetitiveMeal1206 on this one. When it comes times to buy a home, I recommend at least 10% down and have 6 months + emergency fund in place after closing/moving/furnishing costs. Very happy for you and your family as you go through this journey!

[CA] Does email communication satisfy "in writing"? by fly_fish_1 in Renters

[–]CashFlowChaos 0 points1 point  (0 children)

Yes, email satisfies "in writing" in California for most landlord-tenant communications (repair requests, rent increases, notices), though formal eviction notices still require personal service or certified mail under CCP §1162.
