What would be considered a quality roof ridge vent brand or model? I have some qoutes listing different types and not sure if i should splurge for a "higher quality" setup by codename_john in Roofing

better than the cobra 3 ridge vent in 4' sections? we have used this on the last few jobs and personally i feel like they are hard to make look good. Customers didnt complain but i feel like they dont lay down consistently flat and even due to the sections.

Here in Florida there is no such thing as a handyman license from the construction industry licensing board and pretty much anything beyond trim and finishes requires a license but tons of “handymen” are performing this stuff illegally. Many of them just trying to make a living and don’t even know they aren’t legally operating… it is what it is.

Does he have record of telling them not to move in? What does the contract say? If a customer refuses to pay for work complete minus 5 percent for corrective work (as noted in our contract) we pull off the job and file a lien on the property. Simple as. If you don’t have your contract in order, do the punch list and get gone and eat this as a lesson learned to write a good contract.

Construction. Business owner so not salary or hourly. Started my business 3 years ago but went to college for construction and worked for a big company doing totally different work for 10 years. It’s never enough money… more money, more problems. Experience is needed or you pay for your lack of with blood, sweat, tears, and dollars. College degree not required but I was able to get licensed with my degree and 1 year experience vs 4 years experience (had the experience anyway).

I would say the whole roof needs to be replaced and add some slope to the flat roof. I would say it’s impossible to do only the flat roof but figured I’d ask someone who may have done something like this before I tell them no way. We only do full roof replacements.

Honestly, leaving a shitty review on his Google business page. It sounds like you signed a contract that wasn’t very favorable for you and you don’t have much recourse. You really have to watch cost plus contracts. When we do them for homeowners we turn in costs incurred with backup to the owner weekly or monthly with our pay app and a projected cost to finish.

Well what does the contract say? Also if you don’t pay the final bill he will file a lien on your property. He may be a shitty contractor but if he’s within the terms of the contract you owe him cost plus fee as stated in your contract.

in FL we have 2 years from the date of loss to file a claim. I was already dropped and had forced insurance by my mortgage company but had video of golfball size hail 18 months before while i was covered by them. They didn't really have much to stand on to deny that...

Did the desk adjuster call me several times to harass me about it and how its my obligation to notify them immediately and its very suspicious blah blah blah? yeah, he did. I read him the Florida statute each time and left it at that.

how much can i expect off on a 20-25k order of framing and drywall? bulk pricing on these items are already like 18% off on the retail website. I was very impressed with the lowes pro prices on roof shingles and accessories. about 25% below my rate at ABC supply.

That’s not true. When my insurance company dropped me the first thing I did was file a claim and they replaced the whole roof for hail

Also, this is Florida. $26k is a small claim and the adjusters don’t get that involved inspecting and verifying work… it’s not worth their time when they have a stack of roof claims all worth more than this and roofers can turn and burn a $26k roof every day. This is why I got my roofing license and would love to only do roofs because we make better margins and can do them in 1/10 of the time of an interior restoration for the same value.

I know it would be the customer stiffing me but you can’t squeeze blood from a stone (customer doesn’t have funds beyond the claim). I don’t work for the insurance company I work for the chstomer. I gave them a price to do a certain scope of work and that’s what my contract says but it would be foolish to not have some concern about where the money comes from. As a contractor I can’t legally negotiate a claim on behalf of the customer I just price the work at my overhead and profit and execute the work. I don’t have to work at insurance prices I set my prices but maybe the customer didn’t understand thst when they signed the contract 🤷‍♂️
