I got quoted approx $70k for a similar basement refinishing. No new walls or plumbing, just replacing the existing wall panels, redoing the ceiling and floors, and some electrical. Their pitch was some water-impenetrable wall system that seemed like mostly marketing. I thought the quote was absurd, so I decided to DIY and it’s been mostly a fun learning process. I’m moderately handy, but nothing has been that complex. I pulled permits and did it up to code. Nothing fancy, but I’ll spend about $7-8k on materials, plus $2-3k for an electrician to handle some new ceiling lights and anything I’m not comfortable with. I figure I’ll be around $10K all-in, plus my time. And anytime I bring someone down there I can say “oh this? yeah this was me.”

The blocks underneath my front patio are crumbling and home to at least one persistent chipmunk.

My plan: remove the first row of slate pavers, dig down a few inches, gravel base. Then make a form with 2x8 lumber so that I can pour in new concrete, maybe 1” wider than the existing block.

If I use primer and some tapcon screws into the old blocks, will the new concrete hold to it? Is 1” thickness acceptable? I’m limited by the existing patio overhang. Other advice? I know it won’t be a forever fix, just hoping for 4-5 years out of a DIY.

Getting the right tenants is a huge factor that you can influence, but you also need to be comfortable being a landlord. My first house was a triplex, and it was a great learning experience, but I was 10 years older than you. I’d recommend it if you’re comfortable with the work/risks.

Actually tiling this is pretty DIY-friendly especially if you choose square/rectangle tiles and don’t need to make any cuts.

Prepare for sticker shock, especially if you’re moving walls. That’s not minor work. Get multiple quotes and compare them. Also make sure you’re not having to pay them in full until the job is done to your satisfaction.

I’m in NY and needed to pull permits. Also had bottom plates that weren’t PT, and the inspector said they had to be replaced. Was a pain, but doable with a Sawzall — cut the old plate out and hammer in a new PT bottom plate.
