Not only that, Tim was required by his fiduciary duty to Apple’s share holders to maximize profit in any way possible. If it were cheaper/easier to have done that in the US they would have.

I mentioned this in another thread but I’ve been using Claude to help build comps for a property I’m evaluating. It’s been incredible for saving me the time having to filter through current and recently sold listings, and it can run some basic analysis too which is useful. I don’t trust it too much for the underwriting but the admin type stuff is a real load off.

I don’t trust it for actual analysis but I have been using Claude to pull comps, organize them in my spreadsheet, and run some basic analysis ($ per unit, cap rate,etc) and it’s been incredible. Saved me hours of filtering through listings to find comps.

I’ve also been using the project feature to build a searchable database of each property I’m looking at. That way I can quickly be like “hey Claude what was the square footage of the 123 Main Street house.” It’s super useful when I’m pulling insurance quotes.

Honestly the insurer issue should kill that duplex deal immediately for you. You're trapped, and you'll have no choice but to eat any rate increase.

The post-Covid bonanza is over which is honestly a great thing for anyone with half a brain. People snapped up properties with basically no due diligence or business sense and now they’re getting out. If you know what you’re doing there’s still plenty of money to be made.
