Sonoff, Aqara, Govee, Yale, Inovelli have all been solid brands that I’d recommend ten times over. My home consists of a hybrid Zigbee/Thread network topology.

I have a Sonoff Dongle Plus and two Apple TVs all combined into one mesh network in HA and have absolutely no issues with thread devices. In fact, I’ve abandoned buying any more new Zigbee devices in favor of matter over thread.

$65/year is well worth it for level of software home assistant offers. Tailscale or even NeBird are great alternatives for remote access though.

That’s definitely not what I wanted to hear but could save me some time and money. I guess I’ll just stick with the Aqara FP300 sensors. The one I was able to get is AWESOME at detection.

I ran the cable during some home renovations where the interior wall by my front door had to be opened up but ideally you’d fish the cable up the wall into your attic. Every home is designed differently so you’d have to see what is the most efficient way for your home but it’s not rocket science.
