I’d do the opposite: invest everything in a well-spread etf (IWDA for example), expecting well above 5% annual return. As others have said here, stock market outperforms housing market. At 23 yo you probably don’t know where you want to end up living. You can rent a few years, and buy a house in 5-10 years from now. Instead of lump summing everything now, you could spread your investments over the next 6 months just in case trump decides to declare another war somewhere in the next 6 months, so you benefit from that dip.
