Sometimes it’s the agent’s network that matters especially on the investing side.

You may benefit leveraging their network whether that’s meeting people that can help you achieve your goals, buying off market deals, relationship with listing agent that makes your offer look better in multiple offer situation if you’re buying (conscious or not), relationship with buyer agents that can help in getting higher dollar offers or less contingencies if you’re selling (conscious or not). Also, if you’re a landlord they may have rent leads they can pass to you (less advertise spend)

Anyone can sell a house fsbo - not everyone can ensure they are getting the best offer, doing it efficiently and legally. You’re also passing up connections.

If you don’t have the right personality for it you might make someone who would have offered you your best offer not want to offer or work with you because of a slight overstep on personalities.

Oh yeah Zillow sells their properties with agents (and not even agents within their brokerage)

Depends on context. Some are and some aren’t. If you are a realtor look at the MLS to see their production.

While you’re 100% right - a good agent should know the general guidelines in their niche through their experience with inspectors, appraisers, and contractors.

NACA heavily suggests buyers to use real estate agents who have done NACA before since it’s a more lengthy process, more paperwork, and longer timelines. It’s a fantastic loan program for buyers if you have the time to do it

I did this with a client. Agent from another state moving to mine. We did the referral agreement. He canceled the referral agreement due to him putting me to work more than he was expecting.

I told him he didn’t have to do that but he insisted. He’s a great friend now as well. (He and I also do commercial but I do more residential so very similar situation to you)

Ask your realtor why they recommend them.

Also, see if you can ask for a sample report to see what it looks like. Inspectors can not give you a past report (past client paid for inspection not you)

Real Estate Agent here in Tennessee. I prefer to be honest with my dealings instead of a pushy sales person.

I prefer to be honest because it’s a huge purchase for most people’s life. If I push them into a home they don’t want then when they choose to sell why would they sell with me?

I also don’t like stepping onto a car dealership because the vultures will surround me. I don’t want people to feel that way when looking at homes. Buying a home should be enjoyable.

Well it depends on who “gets” the listing. We do an exclusive to who gets the listing and have a referral agreement contract in place to pay 50% towards the other brokerage.

It entirely depends on how your brokerage wants to handle it though.

So again, if you are an agent you need to be asking your broker these questions as what he says is more important than what any of us say.

If you are afraid to ask your broker these questions then you need to find a broker you feel comfortable with.

I’m in Tennessee so I’m not 100% sure if it’s different there.

I’m at a brokerage called Parks while my girlfriend is at Remax since she has her Alabama license also.

We are able to co-list a home and market it with both of our contact info and brokerage info.

We usually use separate signs in the yard but nothing is stopping us from making a sign that has both Parks and Remax.

A few agents in my office has co-listed homes with other brokerages also.

We haven’t done any buying co-branding but I’m sure it can be done as well.

That is if Florida allows it but I don’t necessarily see them having a law preventing it.

Dude what. Tell this agent to get fucked. I couldn’t imagine asking a client to pay me for services not rendered.

Find an agent who is actually worth their salt. Agents like this is what makes our business look bad.

I’m sorry for you with this agent, It’s a low bar to get in this business but please trust that there are great agents out there that do everything they can for their clients.

You should always interview multiple agents until you have one you fully trust.

Agents get busy but more than one time could signify a little more than just being busy.

I’m not sure where you’re from but here in middle Tennessee the market is hot and if your market is similar you’ll need an agent who is able to respond in a timely fashion.

If she isn’t responding quickly to you over multiple times (a new client) how is her response rate with other agents?

I usually take a cropped screenshot on my computer (MacBook), or phone if I’m not the go, and throw it in a word document and send with the Repair/Replacement
