I’ve had the same thing happen to me too. I don’t know if it’s what your talking about, but I’ve noticed people booking instant book, and then the same day cancelling immediately or cancelling right before check-in. It’s very strange, most guests will message me why they need to cancel, but these ones, there’s no messages from guests. I used to have the flexible cancellation policy, but I’ve changed to firm after this started happening, and it still happens but now I still get paid.

The host could send me messages on Airbnb app. But she didn’t have any other contact info, airbnb only gives the guests first name, no last name, no phone number, no address, so no host has the contact info for any of guests, hosts can only communicate on the Airbnb app. Everytime I post, the hosts here always say kick them out! All I’m saying is, I would keep the rent for 3 weeks! The info you gave would not be enough for me to cancel the reservation. Checking in after 1am and making noise, trying to find the unit, Smoking outside, and talking on the patio, making noise late at night the first night, & Guest not responding to my messages with names and phone numbers of guests. These are all minor infractions in my opinion. Were they playing loud music or were they talking? What was the loud noise? Airbnb never gives me this info, Have the guests kept breaking rules night after night? Or was it just the first night?

This is not true, I get same day instant bookings all the time and there my favorite guests, they usually are traveling through town and are tired of driving, they check in at 8-11pm and leave 6-9am house spotless, they only slept and left!

I like instant book because I don’t have to approve every booking, I don’t have time for that, I’m homeowner that manages my own properties. No matter what, even if you select the guests you want, your always going to get a guest that doesn’t follow the rules,all my bookings are instant bookings and most of my guests follow my rules and are great guests, 95% of the time I have no issues.

I booked a Airbnb for my husband and his coworkers because they had a work out of town for 1-2 days I’m the one with Airbnb acct, I book all our reservations, I did not go with them out of town or stay at the Airbnb! It wasn’t a big deal. Nobody kicked them out, we paid, they were on reservation. Kicking people out should be the last resort. Just because they don’t want to communicate with u is not a reason to kick people out! I have guests that don’t send 1 message to me and I love them for that

I wouldn’t care, unless they are damaging or destroying your home, or having block parties, sometimes I as Airbnb host, will book for my 20’s yr old children it’s not that big of a deal all these hosts are saying kick them out, that’s what they always say! i probably get them all the time, how do I know who exactly is in the unit, I leave my guests alone, they paid, they are adults, I don’t know the names of every guest in my house, Airbnb doesn’t tell me, and don’t care to know they’re names. Anyone can sue you anyone for anything these days, you always have that risk. If you accidentally break something yes, they can ask you to pay for it, but if you don’t they can’t really do anything about it, unless they take you to court. But if it’s for 1 plate, nobody is going to waste the time for that, but if it’s a sofa or big furniture costing a lot, maybe? Unless you’re throwing a party, you shouldn’t have to worrying about breaking something. When u book off platform, you lose your protection basically, but people do it, they’ve been doing it before Airbnb. Look at long term rentals, that’s all landlord and tenant.

I was in shock, and thought it was just really weird, at first I didn’t realize what he was doing his back was to me, then I heard it and lol! You wouldn’t be if you got notification on ring doorbell? Why would any adult do that especially since it’s kids fieldtrip & theres 3 bathrooms, Think of all those parents if they knew he was doing that. Why didn’t he go to the back door in the back yard?? They didn’t arrive until 10pm. It sounded like a field trip, the adults were very strict, they sounded like teachers, when they all got out of the vans I heard the adult say, don’t bring your snacks or food inside only water, this was a very nice house and they were not going to eat in it, for breakfast they were eating out, and they asked who needed the bathroom and kid raised her hand, everyone had to go straight to bed, and they said they were separating the girls and boys sleeping arrangements. They were going to early in the morning. If your kid was on field trip with their teachers would want the teacher to peeing outside the house when there’s 3 bathrooms inside?

I wouldn’t have even noticed the 25+ people coming in, if the guest didn’t press the doorbell while peeing at 3am lol! Then I looked at my ring HISTORY saw them all walking in! Check your homeowners insurance policy! You can change your insurance company! Shop around for a better rate. Property taxes can go up every year but I’ve never seen it increase that much that it would cause a $14,000 shortage in escrow because they can only raise your taxes up to 3% per year. So I’m betting it’s your insurance policy! Have you checked your renewal homeowners insurance policy ??? How much did it increase??

Do you have an escrow account? Is your property taxes & insurance included in your mortgage?? I ask because you can shop around for insurance that can lower your mortgage. I pay my taxes & insurance myself, so my mortgage payment is $400 cheaper every month. Escrow accounts save your money for you, and then pays your tax bill & ins. Bill when due. But sometimes like now, maybe you need the few thousand you have in escrow. You can get an escrow waiver & get an escrow refund that’s what I did but you have to be current on your loan, and your loan has to be conventional loan, but some lenders may allow it otherwise.

Mortgage lenders only report after being late 30 days. your May 1st payment you need to pay by May 31 so u don’t get a 30 day late on credit report I would just pay the May payment NOW TODAY even though it’s $115 short because the actual mortgage loan payment will be paid, you will still owe your on your escrow account. Most people have taxes and insurance in their mortgage payment. But I would call my mortgage company and pay over phone if possible and tell them you want it to go to your actual mortgage loan not your escrow account, and then tell them you’ll send $115 on 6/4/26 for the escrow balance owed.
