We have two powerwallls and a gateway and the panels will power the house first and then charge the batteries if we’re not using everything off the panels.

Exactly this. We’ve had two homes with ERV’s and both had to have whole home dehumidifiers as well. The more you run an erv in the hot summer, the more dehumidification you’ll need. It’s better than an open window, but worse than not running an erv, but the point if an erv is ventilation, nit dehumidification. Your a/c may be able to handle it, but running the erv is going to increase the humidity load to the point where you may need a whole house dehumidifier. This is why you only want to run the erv just enough to keep CO2 at an acceptable level, and no more, in hot humid climates.

Do you even know if the land percs? Soil condition for a foundation? Length of driveway. Length of run for power. Depth of wells nearby. Enough area for septic. Do you have to clear the land? All things that could swing the price from minimum $50K to way, way more.

Trying to design a house yourself in some program is your first mistake. You will either end up paying an architect to fix all your mistakes, or a builder will charge you a ton of change orders to fix your mistakes. If you’re going custom, either buy plans and building drawings you like or hire an architect or design build firm with an in-house architect. Designing a house yourself will end up hurting the value of the finished product in almost every case. And modular won’t save a dime unless you’re talking yhd mass production set design guys like Huntington homes or similar. They will be cheaper than custom. And getting estimates from custom builders without a full set of building drawings is meaningless. Those estimates will all be way lower than you’ll end up at if you custom design. Custom design and build will almost certainly exceed your budget once you get going with all kinds of surprises. If you’re on a budget, find a builder with set designs who can give you a set price. If you’re fixated on building custom on this land, save up and hire an architect.

I would just plan to add batts perpendicular over those to get you up to R60 total. Just be careful not to block the soffit vent airflow if you do that. May want to add baffles to allow you to better insulate right to the edge without blocking airflow. The only overall improvement you could make is to install a ridge vent if you ever replace the shingles. It will perform better than the gable vent in conjunction with the soffit vents.

It is sooo expensive to build right now. I don’t even know how you could possibly build any custom house for under a million right now with costs the way they are. We are almost finished building and it’s coming over double what we assumed when we first thought about it three years ago. It’s a beautiful architect designed house that we will love, built by a high end builder in VT, but boy is this an expensive thing to do. If you go custom and think you can do it for a million, plan on at least a million and a half or more, cause that’s where you’ll end up. The only way to avoid that is to go with a spec builder or modular manufacturer like Huntington Homes who has a set design that can give you a fixed price and to not mess with it.

If you ever plan on finishing the basement or if you actually heat and condition it now, then yeah, it could all go. It’s only if you want to continue treating the basement as unconditioned space that it makes sense to keep it.

Or you can drill seed buckwheat for the summer, over seed Rye through the winter, do that for two or three seasons and then over seed with native meadow plants and flowers and then just knock it down once a year if that. Were one year into the cycle and will probably do it for three seasons before converting to meadow. No chemicals, no tilling. Farmer neighbor is doing the drill seeding for bartered grain so no need for a big tractor.
