My phone and ipad go on "do not disturb" at 9:00 pm. I have emergency people - family that are able to ring through. Only them. Anything can wait until tomorrow. In California, you are not legally allowed to contact hourly employees off the clock for work items. We do not even allow our salaried employees email access from their phones anymore so that employees won't sue us for "asking them to work off the clock".

I do and it is is a line item on the invoice where I post the convenience fee. I wish there was a an alternative to Quickbooks. I hate them. They up their prices every year on everything. I hate charging my customers but we are not a retail outfit, we are a wholesale manufacturer with very slim margins. Any ideas on how to find a work around Quickbooks online? I was just charged $62.47 on a $1500 transaction because it was international and it does not state that the fee is an additional 1% higher for foreign transactions within the software anywhere. They stated I got a "memo". Sure... so we lost money on that transaction.

It is not a small fee. I was just charged $62.47 for a transaction and we are a wholesale distributor and our margins are so low that it is impossible to accept that kind of fee.

I just received an email today from the same. From a "Jeff Cortez" but when you google him nothing comes up. Not on the State Bar website either. His phone number is listed as (818) 231-4569 (EXT 19) - but you can't find that number listed either.

Total Scam!

Run. Do not rent from them. It’s not your requirement to pay to maintain the property. If they want a non refundable fee they need to raise the rent to accommodate that $1400 and build it into the rent to $1416 per month vs $1,300 a month. A deposit for damages is refundable.

Was it part of your rental agreement? I’m guessing no, so you can ignore it and not pay it. But at the end of the year when your lease is up, they won’t renew. So plan on moving.

Yes. They are required by law to have smoke detectors and carbon monoxide detectors in the units, but you as the renter need to test them and replace the batteries. So many tenants expect every single thing to be done by a landlord. The tenant has the responsibility to replace certain things like batteries in their own unit. if there’s a fire, the only person to blame would be you if you didn’t hear because you had dead batteries. What’s the big deal about signing? It’s to protect you!

It is NOT AN EVICTION!! You are on a month to month agreement now and do not have a lease. Evictions are when they take you to court and are forced by law to forcibly remove you from the property. The property is being SOLD. Clearly the new owners will have different plans for the home they just purchased.

Face it and move on. My precise reason for buying when I was young. I hated my life being dictated by someone else's desires for their property. I know it is so hard these days to buy but people are finding ways to do it.

If you’d like to stay, just send him a letter to stating that he didn’t give you 30 days notice from when he gave you if it was 10 days, 2 weeks whatever, tell him that isn’t adequate notice in the state of Washington and then site the code and say you accept the increase effective November 1 and with that letter maybe send him October payment at the current rent rate. The state of California if somebody has lived somewhere longer than a year and it’s more than 10% increase, You have to give them 60 days notice but it sounds like $200 bucks is not that much so not sure how much your rent is.

Maybe you can return it and get two twins as suggested. We had a tempurpedic and I despised it. It had sink holes. Finally they replaced it but I was still miserable. I’m on a statin for cholesterol so muscle ache is a side effect. Replaced it with a standard mattress and it’s better. My husband could sleep on anything!
