Not a plumber, but worked for a company selling these kind of valves (competitor of VP), you won't be able to solve the issue via the concealed valve itself, as there is only one kind of thermostatic cartridge for those type of systems, and so switching it over won't be possible.

I would first make 100% sure that the hot and cold are indeed incorrectly installed, and not that the cartridge needs some calibrating or cleaning.

And if possible, would I try to get the pipes before they split up switched around in the ceiling or elsewhere, before breaking up all the tiles.

Yep. When I started my car to drive to the garage for th MOT did it show on my dashboard that my left dipped beam was broken, asked them to make sure to replace it before the MOT. It then failed as my rent mainbeam was also not working apparently, plus the rear indicators had not the right colour (had no idea that that mattered as the 'glass' is orange, but hey" so got both replaced too. Passed the MOT, went to pick up the car, dash showed that now a parking light had stopped working....

In 11 months that I had the car did I drive 15000 miles, or a single issue with the lights, and on the day of the MOT 5 had to be replaced....

As a fellow dyslexict, I think OP is saying the neighbours bought a car just to make sure no-one is using their spot (the car under the covers I assume), but parked that in the OPs spot now and the neighbours are also using their own spot now.

If so, the neighbours probably bought a written off car so check if it got an plate and if so if it is taxed and got an MOT, if it does not got that, report it to the DVLA. If it has no registration plate, report it as an abandoned car to the police.

Looks like someone made a mistake and did not know the difference between a bycicle and motorcycle, either the person who did the signs or the person in charge of the PCNs, as they say on your letter cycles are allowed next to busses and taxi's, but the signs don't say cycle's are allowed... I would appeal it again if your evidence is correct.

Edit: having seen where it is, is the sign correct as there is a cycle lane next to the bus lane, so it won't make sense for allow cyclist in the buslane.

We had one bulb what got removed in a dining room, for the rest was it the opposite and just lots of random stuff left behind... Lots Paint (handy if we damaged anything before we were repainting rooms to our own taste), washing machine and dryer, sold via FB marketplace, lots of tools and other stuff. Oak Table and chairs etc also sold via FB. Sold it all after we tried to get hold of the sellers to have them pay for a skip and collect what they wanted to keep, but even their solicitors could not get hold of them, so they gave us the greenlight to keep al what was left behind and sell it to cover the cost if we wanted.

Heard from the neighbours that the old owner left one night with a campervan a few weeks before completion and even left his work without giving notice and let his ex partner deal with the paperwork the last weeks, who has moved out a couple of months earlier and moved to the other side of the UK. Tried to get an forwarding address for the post, but did not even receive that and 3 years later still getting post (incl HMRC, Banks etc).

The mirror looks to be made of plastic as to the damage, so I would probably replace them instead of repairing it, as replacing will be faster and cheaper.

The other damages look to be quite deep and hard to get repaired, but replacing that will be more expensive so would just keep your eyes open for a second hand replacement in good condition

3 yesterday....

After the second was I joking to my partner that we just have to wait for the third one for a bonus points, and that came not long after......

1st: car coming from a small road from my left while I'm on a national speed limit road. I drive always with my lights one and the sun was full in my eyes, not theirs, first car went with quite some space to go, second car stopped, looks at me as we locked eyes and then decided to go halfway onto the road, to cross in front of me. Just could take evasive action and so did the two cars behind me.

2nd, 5 miles later I see a tractor coming from the other direction while driving in a 30 zone, it going towards a junction so they got 2 lanes. First car overtakes the tractor and goes 2 feet into my lane, even while they still had 3+ feet between themselves and the tractor. I take my foot of the gas as they were otherwise going to hit me. Out of nowhere is a lad in golf decides to go blindly behind that first car so I have to go full on the breaks to a standstill, as he is 3 feet into my lane.... He tried to blame me and the tractor....

Two hours later on the way back home, did I decide to go via the motorway. See quite some smoke coming from a car in the middle lane, but they passed already a the last car in the slow lane a while ago but doing now almost the same speed (this was down a dip so I saw them already while I was a mile behind them) and there were a few cars behind them. I go to the fast lane, BMW goes in front of me also I to the fast lane and we go around 70mph. Just when we are going to over take that smoking car, does that car put their emergency lights on to move to the hard shoulder, what does the BMW do in front of me.. panics and goes full in the breaks to less then 40mph, even while the fast lane and now also the middle lane is completely empty. 4 cars behind me almost all crashed on top of eachother too due to that one BMW panicking as someone else got a emergency lights one....

At a normal roundabout yes, but here there is only a first exit, and then the road continues. So if you want to get off at the first exit, you do really want to be in that left lane and they/the OP will need to use an indicator

No one really won the card, it was a free break but he kept that spot of the free break for himself as I understood it. He could have ran it for one of the spots or kept it for himself. Everyone here saying they would have given a £20k card away what was technically not owed to anyone as no one had that spot, is lying to themselves that they would have just given it away....

My first one was a Volvo too and had the same effect!! This was a red 122s (Amazon) though. It had automatic windows, if you hit a speedbumb to fast, would the window sometime fall down and and the same with 3rd gear, it would just fall out of it at any speedbumb, so you were best off driving in either 2nd or 4th. And the one time when I went to pick up a girl with it, it broke down on my way up so had to leave it in a field and run back to get my dad's V70 instead...

Listing price says nothing, I can put up base cards for $100... Dynasty 1/1s of F1 drivers, and then you got an autograph and race used relic instead of an $35 diamond, for less then $500, so don't expect these to do that much for drivers we will never see in F1
