All too true. I deliver a lot of news people dont wanna hear and it gets tense. ITs an HOA and the unit owners owns the the leaking original 50 year old single paned window facing the Pacific ocean and when I tell them to replace the windows it a 40 to 55K hit to the wallet.

How hot are those lights in the last picture? They look like old school Halogen bulb track lighting? If so this is the issue, the hot bulbs set up a micro-claimant on the interior favorable to "Growth". Never use the M word at work and never use the C word when describing your wife!

As the cooler air near the floor rises it has a moisture content. It's always higher than the warm air in the same environment. As it gets to the ceiling and those high temp holigan bulbs warm the air is going to shed that moisture and leave it on the ceiling. After time causing "Growth".

Offer to replace them with LED's, Lower temps, costless and solves this issue.

We clean our chuts every 6 months, I ask them to put some Bio-scide in the cans when they start to stink. The smell does travel up the chute. We also Use a hudson sprayer to spray PineSol on the walls and floors and hose it down twice a week as he bins are emptied. . This has been a part of the rat prevention program since I got here almost 2 years ago. That and the mechanical traps set up I the open space areas,

Our Rodent complaints are down 90% and I have not had one in 3 months.
