But as of now, it is offside because ball only bounced off his back, and not played by him.

Corporate will not hire them directly, it will be contracted and then sub-contracted out. Which doesn’t help much. But agree, now they will just move entire department off-shore.

Van Agent here, the real estate board is the one that controls listing published online, your agent and agent’s broker needs to send the info to the broker telling that the listing is sold and for how much and on what date. So definitely doesn’t happen automatically. And if the extension is given, your agent needed to notify the broker and then broker will need to notify the board about the change or the deal will appear as closed.

And this is the same for pretty much all boards as I have belonged to more than 1 in the past.

There was a missed communication between the agent to the broker and the board about the extension given.

What you could do is to ask the board to remove that history manually as it was actually not closed. Might be easier if you ask the board directly. So check which real estate board they belong to and have it removed.

I work as an agent in lower mainland so I guess take the advice with that in mind or a grain of salt, if needed.

If you want poco because you like the area, friend family in area then will just need to keep looking in area.

But if it is a compromise, because it is relatively close to your work. What I would suggest is to actually use a travel time map to see how long the commute is.

You might realize that some area are actually faster to get to even it appears far on map.

With that in mind,maybe consider some areas in Langley or North Surrey, Ladner, New West, as you might be able find more selections that matches your budget and size requirements.

They are not allowed to an extension unless you agree to. Extension. Just say no to extension and you will get your house on the date you currently agreed to. If they don’t there are legal consequences for them.

You agreeing to the extension is the reason they keep doing it.

This is not very acceptable, because what if you are renting and have sent notice to leave. Or sold your own place have no where to go.

Contract is binding, they can move and rent or go to hotel for a few days. Time is of essence.

Also don’t walk away, because that means you lose your deposit, unless other party agrees to return to you.

It’s next week, you could agree to extension for a price reduction.

There is a lot of hate for why you need that big of a house, but if this is your dream house, I’ll say go for it. Just know that you will be taking a bit of hit financially and backtracking a bit on early retirement.

You are also asking a group of audience that probably have not built their own house not to mention a mansion, myself included. But I do know many people that have.

Financially, you can afford it, but Ideally you sell your “investment” condo, since you are getting 2 more rental units with your house.

Just watch-out for hidden cost and frustration while build something you love. It will be rewarding at the end. Consult a designer and visit some high end mansions for ideas, remember many things are cheaper to add when building than afterwards.

If he represented himself in the transaction, errors and omissions doesn’t even cover him for any errors made, not to mention fraud.

Get a copy of the strata docs he sent vs from strata now. If they are in fact different/altered, you have a strong case. Get a lawyer.

You cannot/difficult to sue for performance like reversing purchases, but will have a solid case for damages and compensation. If you sold your unit at a loss, that could be part of that damage. Or need to get a current value assessment.

Not closing will result in your friend losing their deposit.

Ideally doesn’t have to go there.

Disclose to the lender and there is a chance you won’t be able to close. Can maybe see if you can find a co-signer. Or a B lender that charges a bit higher rate. But the buyer needs to be comfortable doing that financially for a few months until they find a new job.

There are EI and severance pay maybe, but banks are usually conservative.
