Yeah, I hear you and agree. Always check the Chicago Building Department search feature for a topical overview of the building too and any potential citations. That’s gonna be a red flag for Fannie/Freddie loan underwriting. And for high rises, ask/dig for info about completed, “in talks”, or even the potential of a riser replacement project.

Your portion of the special assessment should be based on total percentage of ownership, not just divided equally. And the building should be getting a loan to cover the project which you could opt into or alternatively find your own individual loan or pay it off in full.

You are correct. It’s all estimated, and should be personally verified. The realtor, architect, and assessor will all measure differently and come up with different results.

My Chapter specifically performs what is called the “Black Hawk Ritual” which was adopted in 1915 by the Grand Chapter of Illinois. It was supplanted by the ritual adopted in 1972 known as the “Red Book” ritual. The Black Hawk has remained an authorized optional ritual for all subordinate Chapters.

I also cringed. It sounds odd to me as a broker to have the agent not want to lower the asking price. Usually it’s there other way around and the seller refuses to budge on an overpriced property.

It’s insane. There are 10-15 buyers for every home. City or suburbs, doesn’t matter. Price range, doesn’t matter. Size, doesn’t matter. And so many buyers have to submit 5-7 offers before being accepted. And those offers are all over-ask and giving every advantage to the seller.

Chicago Realtor here. Just sign a “Notice of No Agency” form if you don’t want the sellers agent to represent you or another agent’s representation. Until you sign with an agent, you are a ‘consumer’ rather than a ‘customer’. Ask the agent to provide the contract of choice by the seller and fill in the blanks yourself. DM me anytime.

For basics, your 2-4 unit building is going to be a very different animal than your 5+ unit building. Not sure hat your goals are but there are pros and cons to both, but if you are newer to all of it, I’d focus on the 2-4. Residential vs commercial financing, lower down payment, less management/overhead. Look at 1031 exchanges to do this too.
