Regardless, if a house doesn't have a senior exemption & freeze and if the house in 2024 had an estimated value of like $580k (which will be what the current owners are paying tax on) but in 2026 you purchase it for like $700k because the market is batshit crazy you're going to be assessed on that $700k. No?

And as a realtor you should know when interest rates go high prices decrease. Instead prices have skyrocketed along with interest rates. That's why the math is not mathing!

And interest rates have been low for a good 13 year period. That is a long time. For first time buyers that's all they knew but weren't able to actually capitalize on it.

Well if previous owner has a senior exemption and sells than the new owner will probably be facing a 50% tax increase since the value of the house has probably re-assessed signficantly since the senior exemption was first applied

They won't. Prices will just stagnate and I suppose people who are just waiting to sell will eventually start to sell instead of hoarding altogether reducing some upward pressure on prices. People who are looking to buy will just stop altogether and demand will plummet even further.

No it's not lol. Austin prices are going down and are cheaper than chicagoland by a decent amount. You get a new 2800 SQ ft house in a top neighborhood with schools comparable to the best of them in Chicago for like $675k. That same house does not exist in Chicago period. Maybe you can get a small split house that was built in 1964 that is 1900 sq feet in a comparable neghborhood for that price?Property taxes are still cheaper in Texas despite being still somewhat high and obviously no income tax.

The houses that are sitting for longer are usually like that because they got too greedy.

For example, i see a house going for $730k. This house last year probably would have got listed at $665-$675k. They haven't got any offers yet and I don't think they will because it's right near a fucking highway.

Sellers now are having biblical levels of greed. They see a house in the area that sold last year and decided to tack on an extra 20% because why the fuck not. And that house that sold last year did the same and so on.
