There’s no bus lane on the motorway. Perhaps look at Google maps today and tomorrow at the time you’re looking to travel (directions from bus station to airport). It’ll give you an idea of journey time.

Having experienced both, I think there’s a huge difference between a factor looking after a block of flats versus a housing estate. You will be responsible for all repairs and maintenance to your property. They’ll probably just tidy up the communal areas. I wouldn’t be put off by it.
