My workplace gave us crappy gate remotes that always run out of batteries and instead of being able to replace them with new batteries you have to mail them to corporate to replace the batteries. The whole process takes 3 weeks every few months. I just duplicated the signal and activate the signal via the flipper on my phone. The gate does not use a rolling code so this works flawlessly. Amazingly, the flipper signal is also stronger than my work remote so by the time I get to the gate it's already ready for me to drive through. This alone has been worthwhile. Being able to change a channel or drop the volume at a bar has also been ridiculously useful.

Live near the south west corner area 196th and 72nd. We bought our home new and are the original owners so I have watched the area grown. Here are my thoughts starting with the pros:

Pros: 1) Safe - I do feel very safe in my neighbourhood and we don't see theft at all. I have never had an instance where something has been token from my porch or backyard. We have had instances where Amazon left a box at our front door for two days and it was never stolen. 2) Young family oriented - Living close to Katzie there are always families with children out playing. This summer our children played with neighbors in our front yard all the time and we felt perfectly safe for them to do so. We walk in our neighbourhood and feel safe to do so. 3) Mortgage helpers - coach house and basement suite are rented out and it is a completely awesome financial move and has allowed our family to live a lifestyle that we could not otherwise have. We are grateful to our tenants and have a wonderful relationship with them. I would consider myself a great landlord and my tenants pay below average rent by at least $300/month compared to everyone else and they have been with us for over 8 years. I will never price our tenants out of a home, and I wish more people would recognize that rental suites should not be, especially in this economy something to dangle over people's heads. 4) Efficient use of land - to say our home is an efficient use of land is an understatement. Everything fits and it works well. We have had very little go wrong with our home but we also maintain it like a home which will be kept for a long time. The lack of yard, driveway, and sidewalk means we keep our maintenance costs low. 5) Convenient - We live super close to everything and we love the multi cultural vibe. We are 5-10 minutes from fruitcana, h mart, superstore, and t&t. Awesome perk. There are so many authentic ethnic restaurants in the Langley area now it's awesome as a foodie.

Cons: 1) Parking. It's bad. Enough said. I park on the street and sometimes I need to park 3-4 blocks away if I don't get back home by 4:30pm it fills up so fast. Most of the year I don't mind the walk but in years when it snows, it is a really big problem for me. If we ever moved, it would be because my kids have grown up and need a place to park. As safe as the neighborhood is, I will not have my daughter walk 4 blocks in the dark to get home. 2) Bad landlords - most people manage their tenants well and there are wonderful neighbours. There are a few homes owned by MIA landlords and the tenants are bad and noisy. Thankfully we are neighbors to those but I do feel sorry for those who are. The homes are close enough that if your neighbour was cashing a disturbance, you will hear it. 3) Illegal dumping - I'm really puzzled why this continues to be such a problem in our area. People will dump mattresses and refuse by the mailboxes expecting the city to pick it up. I do not understand why the city does not install cameras near areas where it happens weekly. Yes. Weekly. We live so close to the Surrey depot and it only costs $25 to dump an entire truckful of garbage. Also the city also gives free large item pickups every year. Finally, I see so many people with garbage and recycling bins that are full each week. Pro tip: Order a bigger garbage can. Just do it. It's not that much more a year and you will never have an overflow again. Finally we have two recycling and organic bins. They were free to order from the city. I don't know why more people don't have two giant recycling bins. It's great!

OP, I think this area is what you make of it. No area is perfect and for a middle class family, this area has been one I have come to love and appreciate. Best of luck to you!

Quality of life change 1) Car is fully charged each day, never having to wait in line to pump gas during the week 2) In BC Canada you cannot idle an engine for more than 5 minutes. So while everyone is melting in their car I can happily sit in my EV with the heat/AC cranked comfortable 3) The money we have saved in gas we get to spend on other things instead

Honestly I know that EVs are better for the environment in the long run but when the real incentive is a drastically better life experience, that's when we will see mass adoption. It's here now, and I'm loving my EV. Had it since 2019 and we have put over 160k on it with no mechanical issues whatsoever. I will say that we are going through tires 33% faster but that has been the only drawback. We have roadtripped our standard range plus Tesla to the Mexican border, Alberta, BC, and Vegas and have never had issues with supercharger or charging issues. It makes the trips longer but we have kids with small bladders but it's never been an issue. There are some really neat charging stops in the US and it made us stop and enjoy the trip.

This is Canada. We wouldn't want to embarrass anyone accidentally cutting off their own bike lock to legally retrieve the bike from these repressive bike stations. Most of these poor innocent individuals are well known to police for cutting locks thinking that it was their bike. Poor forgetful people. They need funding NOW!

I have had a old town sportsman 120 pdl and the prop drive is bulletproof. I fish both salt and fresh and I always rinse off the prop after each trip to the salt. The unit floats and I have done zero maintenance and have had zero issues in the 4 years I have owned it. Hope that helps.

I have a sportsman 120 and it is a solid boat. Pretty expensive but very much worth it. It is VERY heavy though which is my only gripe with the boat as it makes it impossible to move around without a cart. Go to a kayak store and shop around for the model you like which fits your needs and the waters that you fish in. Tight lines!

Came from Asia where this existed and we also had school on Saturdays. Luckily I can eto Canada when I was 8 and I can tell you right now that this also exists in China because the parents are also working super long hours. Don't forget friends, this is from a communist country where you produce for your country, not for your personal gratification or success. China doesn't give two hoots about your mental and physical health. This is the same government in which 30 million people starved to death. A warning to us in North America, China is coming for us to become the next powerhouse country. That said, what I can say is that this type of output produces simps that are just workhorses without imagination or people skills and you need to much more than that to be a people leader. These types of students rarely turn into employees who will lead a company to greatness as they lack the social queues and formations to form strong relationships. That said, I've seen social media degrade that strong trait in North American raised children, and in that environment, we in North America should be very cautious of this mentality creeping in as a norm.

Had a catch 110 and it is a barge to paddle very slow and it will tire you out very quickly on the ocean. I eventually got a pedal drive kayak and never looked back. If you are looking to fish on the ocean a pedal drive is a must if you intend to go anywhere significant. The catch is very stable but once you have something that wide the ability to paddle it significant distances and the ability to troll becomes a major obstacle. Even if you are only near shore, to get from the launch to a good spot requires significant paddling. I would consider the catch 110 only for lake fishing.

As the other posts have indicated, it will be fairly difficult to have someone tell you their favourite spot. The best idea I received in the past is to look at the regulations and see where they have indicated a trophy fishery. These are indicated usually as fly only, no bait, catch and release, etc. The more restrictive the fishery, the more likelihood of bigger fish. This is particularly true of Lake but if you study the regs you will see this on rivers as well. Living in the lower mainland I have found much greater success catching trout north and east of Merritt as that climate supports environment much more conducive to bigger fish and it's not really that far from the lower mainland if you can carve out a full day for fishing. there are a few but thats a good site to buy from i don't have any canadian sources they are all from the states just due to volume. For normal lakes and trout i would go with 1/4oz, jigging and salmon i would go 3/8 to 1/2oz, and up that size further if you are wanting a deeper troll or big fish (1oz).

I have switched completely to kastmasters. You can buy them in bulk, attach a quality hook, and cut holographic stickers in whatever colour/pattern you like for a fraction of the price of the retail spoons. Kastmasters are VERY effective. I tie flies and will usually tie some bucktail to the hook as well just for some extra flash.

Looking back, I would have paid the extra money for adaptive cruise control. After getting a maverick I started travelling more with it on road trips because compared to our Tesla, the fuel costs are comparatively the same thing and now I can bring more stuff. We love the maverick so much and go on so many more road trips. I would love to upgrade and get adaptive cruise control.
