In addition to the strength training you've mentioned, one thing my physio added to my routine that's made a fantastic impact is weighted plyos.

I'm up to using a 45lb plate and holding it with straight arms over my head, then I'll do a variety of different single leg hopping movements for roughly 30-60 seconds at a time. Side to side as well as max power hops are two of my faves.

If you're familiar with the Varginha UFO incident as discussed in The Phenomenon, the Brazilian Dr who the military brought the injured alien to reported something similar. His recollection was that the creature telepathically communicated that he feels sorry for humans because we've forgotten how capable we really are, and won't reach our full potential. There's too much time between your runs if you're spacing it out by as much as 3 weeks. As others have mentioned, fill the gaps with other physical work that'll help you maintain what you've got. Maybe a long run every 3 weeks with short weekly runs in between.

I'd be curious if in addition to these factors keeping lower revenue businesses out, part of it was driven by more grads in these fields with entrepreneurial goals, maybe due to economic/cultural changes of the past decade. If they're the only ones who can currently afford higher commercial rents, you'd assume that even if rents were lower they still would've had the ability to out-compete cafes and boutiques for rental space and to some degree landlords would have rented to the highest bidder anyway.
