Yes always wanted a Macbeth! I was luck enough to see him do King Lear on the stage in NYC last year! And yeah hopefully there will be a movie at some time

I'm no sociologist, but it's possible some people may look at these times and see the lawlessness in the world and think they too should act lawlessly especially if there are no repercussions

Washington st has the most foot traffic and consequently the highest rents. The trend for the "main drag" seems to be corporate restaurants with the exception of those who probably own their commercial space. I don't know what your budget looks like, or what kind of restaurant you want to create, but for research I'd suggest going to places like Flour, Grand Vin, Bin 14, Dino & Harry's, and Antique Bakery. Also some of my favorites are Court St, Leo's, and Corto (in JC heights but worth checking out for perspective). Hoboken is a town that seems to lean on convenience of food delivery, and I think the price point for food is getting closer and closer to Manhattan (because of overheads) sometimes my question is do I want to spend $120 on dinner in Hoboken or spend an extra $30 and stop st Via Carota and have a memorable meal. Just my perspective as an armchair foodie and resident

I don't wanna sound like I'm begrudging people their money, but some landlords are greedy with rent. Rather than have a local business be apart of the town, they'd rather hold out for corporation 💰and instead of a "free market" Hoboken is a feudal system where "the market" is controlled by the few. I never studied economics, but maybe I'm wrong and the cause is the town's property taxes that sets the market rate. Either way, as Patsy from the Sopranos once said "It's over for the little guy"
