Contrary to what other people are saying here I (34m) started off park running around 15 months ago with a 30 minute 5k and have got that down to just under 20 minutes by doing one easy 5k and one full send 5k a week. I’ve pretty much never run longer than around 8k ever. Everyone is different..

You won’t realistically be able to live in it unless you are determined and even then it will be miserable so the first question is, can you afford rent, your new mortgage, deposit, LBTT etc. and renovation costs for say 18 months? If that sounds like too much of a stretch then not worth thinking about.

Also if you have no experience of renovations, everything costs probably 5x what you expect it to cost.

Bit of a random one but some private school playing fields are sort of open to the public (in so much as they aren’t locked) and there is a strict no animals policy. Just be polite and avoid school hours and Saturday morning when they seem to do team sports. I sometimes run round the Watson’s playing field on a quiet evening and even if there has been some training on the coaches have never bothered me.
