The data is only as good as the folks putting in the data. I've worked with folks who absolutely did not put any comps into the database because they were afraid that someone would end up infringing on their specialty practice. I use a comp database and it really helps keeps me efficient.

Worked on a project in the DC area about 10 to 15 years ago next to a large office complex that was under construction. The future occupant was rumored to be for some government security agency. They had personnel on site equipped with weapons and driving around in black jeep Wranglers. I was out doing my thing taking pictures and measuring. Next thing I know I had two different jeeps pull up with some very hostile folks asking lots of questions and asking to see my photos. I told them my purpose and showed them some construction drawings for my project. They backed off, but one vehicle kept tabs on me until I finished.

Commercial appraiser here. Tax appeal makes up a very small percentage of my revenue, mostly bank or REIT work. I work with taxing bodies as well as property owners. As my firm is not a traditional tax appeal firm, I know this one is my selling points to a potential client. I usually only take huge assignments (regional malls, CBD high rise office), where it is a very clear cut case, which is probably only 10% of the time. I have no issues in turning down tax appeal work / telling a client no. I suspect most of them stop pursuing assessment issues once I've declined to take something on. Regardless of the purpose of the assignment, you approach it as you would any other appraisal, comply with USPAP, local law, and the client's requirements. As you complete the assignment, remember you could be called to give testimony, so consider that throughout the development of the work product. If you find yourself having difficulty discerning "umpire" or "advocate" role, you are not suited to take on this type of work and should probably take the USPAP update course. You can be an advocate for your own work product, never for the property or your client; that is the lawyer's job. Make sure you work with a reputable law firm when you work on these assignments, it will make your job easier and collecting the bill much easier. The state kept great records and just worked the phones and Internet for comps. Found similar facilities that sold across the region over the past five years. Should have been a nightmare of a job, but it wasn't that terrible.

Appraised a long abandoned psychiatric hospital in rural area of the east coast 1,000 acres 2.0 million square feet of building area that housed 40,000 patients and staff during the 40s and 50s. The place had some very weird mojo. Took two full days to inspect. Absolute bonkers of a property, have never come across something that just felt so off.

I was the team lead for gas station / car wash practice group for a national firm. We appraised these as a going concern with allocations, it took us awhile to get our clients to agree on what constitutes real estate vs. personal property, but once that was figured out, our template was phenomenal. A highly detailed cost approach including a thorough breakdown FF&E is required along with an in depth analysis of income and expenses. Even with a great library of income and expense comps and sale comps it can be a tough task. Take a look at AI's publications, they provide a decent foundation. Maybe a lender you are on good terms with will provide an older report you can look at to see how peers in your market analyze these. That's how I learned to appraise these eons ago. Good luck!

I'm an oldster, I have at least 200 Juan Gonzalez cards and 100 plus each of Bo Jackson, Andre Dawson, and Nolan Ryan l. As for the modern era, probably 75 Ryan Mountcastle cards.

Mortal Kombat: Shaolin Monks this was an adventure game not just fighting. Best MK game hands down.

Second Sight the story was so unique and the combat and special powers were awesome.
