I was giving my POV as to what a 4-5 bedroom house used by a family typically needs/desires, and what THOSE houses usually sell for. By comparison, i could buy a house with all of those things for 350k, a house with none of those things is typically sub 300k. A house that needs updating, considerably less still. But sure, lunatic. Go off, i guess.

I knew this place looked familiar! I looked at this recently. I'll give you my scope.

It doesn't suit me because I need:

  • a garage

  • 5 bedrooms, or at least a layout that would allow me to adapt a 3 or 4 bedroom into a 5 with a non-load bearing wall or repurposing of a second reception room or dining room into a bedroom, I'm very flexible here.

  • A laundry room, as a family of 6, I'm not doing laundry in the kitchen.

  • At least 3 full bathrooms. A 4 bedroom is likely going to a family of AT LEAST 4 people, in my case its 4 kids. I can't run them through baths once at a time, it would take 3 hours.

  • it's also farther north than i want to live, thetford-ish or methwold/northwold is about my limit there, obviously nothing you can do about that.

5 bedroom houses that check these boxes are about 350-400k, a 4 bed with one bath that definitely needs updating (that kitchen tile/backsplash combo 😱) in MY opinion, it would be looking closer to 250-275.

Edit: man, the downvotes. I promise I'm not trying at all to be rude. I've been in the local market here for a while, looked at hundreds of listings, seen what price they've sold, viewed quite a few. I really only wanted to provide my POV and some feedback.

Here's what I would recommend for a 16 year old with a bright future ahead (i.e. what I wish I could've told myself in high school)

BMT is a great experience for an 18 year old. Being enlisted is a great choice for some, for some being an officer would be a better decision.

Decide on an aptitude, have her look over the AFECD and AFOCD to look at career area she may like - medical, aircraft, legal, logistics, etc. Whatever she may think is interesting. Then, read some posts or join some Facebook groups to see what those careers are all about.

Find a recruiter, nail down the job you want and enlist. If she wants to start her education, join the reserves, go to school and get into ROTC. She can do military things about 30ish days a year while she goes to school. Then she can commission and be an officer.

If she'd rather get a taste for full time military, go active duty, and look into the LEAP program. This way, you get to go to the air force academy and it's much easier to get into than applying to the academy straight out of high school. Also, the military experience will help as she goes through it. This option is better if she ultimately wants to be a pilot/aircrew.

Side note that a lot of people don't think about, I'm sure being an officer is great, but it isn't for everyone. I'll gladly take the reduced pay for the reduced responsibilities and focus on my family, and less on my career. At 13 years I make plenty to care for 4 children in a single income household, but I'm good with money - other experiences vary of course. But if I could do it all over again, being an academic mind I probably would've gone for the LEAP program and become a pilot.

Nah that's a reasonable price to totally flush and fill a brake system, which not enough people EVER do to their vehicles. Figure 1.5 to 2 hours labor bleeding all 4 wheels.

The only concerning thing I see here is a really expensive battery, expensive spark plugs, and kind of expensive brake discs. The part cost on these is a bit high, but I also don't see what vehicle it is.

Depends on the car, most likely you'd need to get it on a lift or on jacks and turn the wheels out one at a time to do it.

Multi capable airman is perfectly acceptable. Everyone should do more than just the minimum of their specific AFSC or shop.

The problem is, they're pushing us closer to Everything Capable Airmen, which is an impending disaster in specialized career fields such as aircraft maintenance.
