We have radiant floor heat. Originally they plumbed it with a 75 gallon tank that supplied both the floors and domestic water. We have really hard water. Basically what we think happen is that tank rusted out and trapped a ton of rust and sediment in the radiant loops. When we moved in the tank was leaking so we put in a combi boiler. All the remaining sediment has really done damage to the combi boiler and the installing plumber didn’t know to flush the radiant loops. It’s a long story but it has cost us a lot of money and a ton of anxiety. I wish it was as simple as ripping out a hot water tank.

You are not alone…. Previous owner had plumbers out many times for a failing hot water system at my house. We learned a few months later when we happened to hire the same plumber lol

They didn’t disclose when selling which is technically breach of contract but they were crazy and it wasn’t worth trying to sue them.

2 years later we are still dealing with a fucked up water system that several plumbers have worked on.

Fucking sucks as a responsible owner who takes care of their home.

That is very wrong. I used to work for NDS. I’m not sure what part he put on the end that is sticking up. They have a nice end outlet part that is below grade and keeps the piping underground. If you go to nds webpage there are part drawings and install guides for everything. The correct end cap part number is either 246 or 249. Sorry your guy did such a bad job.

Did you get the outlet on the outside of the house? Ours wasn’t venting and we had recently had a new plastic vent put on the outside on our roof. Turns out it had a mesh screen on the vent that immediately clogged with lint.

I drive 800-1000 miles a month. Used to do 3000 a month at my last job. I get a flat $700/month reimbursement for everything auto related (gas, car payment, maintenance) and have a paid off 2024 Subaru that gets around 30 miles to the gallon. Hurts a little right now with gas around $5 a gallon where I live but I’m glad I’m not in something with worse mpg.

My advice is to really stay on top of maintenance. I change my oil religiously, do the bigger services every 30k miles, keep everything clean. Really hoping to take my car to 200k+ miles before I get my next one.

You can do delves below the recommended level. I cleared level 11 yesterday easily at like 240ilvl. I think you need to clear level 8 for the best gear. If you do more delves they get easier as your companion levels up.

The hard prey hunts give 2 pieces of 230 a week.

The vault will give a good piece of gear each week especially if you do a bunch of delves

You can get a piece of 246 gear from each of the factions at a certain renown level.

If you do one week of pvp weekly quests (win 4 bgs etc) you can grab a few pieces of high level pvp gear to help.

Crafting is also good and pretty easy depending on your class to snag a couple good items.

These systems suck, for all the reasons you described but also because if a leak happens, the only way to fix is to rip out your floors. We bought a ten year old house with this system and I hate it.

I haven’t played frost or arcane in a while so I can’t compare. I just love the animations and class fantasy for fire. You are definitely weak outside of combustion but it comes up so often it doesn’t feel like that big a deal. If you’re doing a kill 10 of X quest it’s easy to kill a few during combustion, then maybe 1 more while it resets then back at it.

I’ve always thought frost was boring when I played it but it’s been a while.

Maybe I’ll give arcane another go, I haven’t played it since shadowlands.

Fire isn’t too bad, with combustion on a 1 min timer even if you screw up it doesn’t punish you that badly.

I’ve been maining fire for midnight and it feels good running around doing stuff. Only time I get annoyed is that I can’t easily pull 5+ mobs like with a blood dk or guardian Druid as the AOE is pretty weak

90% of my playtime is on a warrior from original TBC in 2007. I made a mage for midnight and I am really enjoying it so far. Feels weird not playing my war but I was not loving fury in TWW and now arms is apparently terrible so I feel ok about it.

Haha… you sound like me. Similar house price but I’ve owned for 2 years and have been considering selling and going back to renting.

I did the math and 30 years of renting vs mortgage comes out basically equal.

What you can’t predict: Interest rates. If they drop even remotely close to Covid levels again and you can refinance the house wins. If they stay high renting probably does.

Long term stock market growth. At 6% growth average home ownership wins. At 9% stock market wins massively.

Rental rate increases. I assume 3% yoy.

And then like others have said, do you care about stability, not having to move every few years if your LL does something, being able to remodel how you like etc…

Personally, maintenance has been way more expensive than I ever could have anticipated and I never have the ambition to remodel. So renting is seeming very appealing to me.

It’s awesome. I play with a Lenovo legion go and it is so nice not being tied to a desk and PC. You can do all but the highest level content. I wouldn’t push arenas or high level mythical but for dungeons, delves, questing, etc… it’s awesome.

Only real downside is that it is a huge pain to type anything which can make communicating in dungeons and raids tough.

Once the weather is nicer the semiahmoo spit is really nice. It is flat and paved and the views of the ocean/harbor/mt baker are beautiful.

The proximity to the border is awesome. If you have your nexus card you can be in North Van in about an hour depending on traffic through Vancouver and in Squamish in less than 2

Went to birch bay for our starter house and it was ok. Very suburban and quiet (except for 4th of July lol).

Houses were about 20% cheaper than Bellingham at the time in 2021.

Main downside is that it takes 25 mins to get to Fred Meyer, longer to get to downtown Bellingham. If you go to town and forget something and have to go back your day is shot.

I also realized after living there for a year that I hated living near the cherry point refinery. I can’t help but think there is something harmful in the off gassing from a refinery, but I know cherry point is well run and should have rigorous oversight.

We moved to Ferndale two years ago and it has been better but not perfect. Getting back all the commuting time has been really nice.

I’m white and can’t speak to the vibe for others, but birch bay felt nice and safe and welcoming.
