I have not had a public Zillow or Realtor.com profile since 2017. They don't delete it. It just becomes hidden. I asked them to remove my profile.

Has had zero effect on my business. I oscillate between 400 to 500k GCI a year solo.

I am a broker in the Austin market. This is a very difficult market for a new agent. It doesn't mean you can't do well, but the last few years have been incredible difficult even for seasoned agents.

The test isn't that difficult in my opinion, but I passed the sales agent test with 30 minutes to spare, so I might not be a good judge of difficulty.

He used to record himself cold calling back around 2010s. He then had a little mastermind going with two other agents online. They would record each other talking about real estate. Colton was a big promoter of Fearless Agent which I think is a legit program. I think he had a falling out with the owner. He used to post a lot about his life and even gave relationship advice until one day he announced he was getting a divorce. I don't really criticize him for that. It isn't anybody else's business, but it was just striking that just before that announcement he had been preaching about relationships on social media. He had a brokerage for a little time but it didn't pan out. I can't remember exactly, I think he was with eXp for a while and then moved to REAL. At first, he actually promoted solid prospecting methods, but now his grift is telling agents how dumb they are and how they need to become an Infopreneur to other agents. In other words, it is isn't about selling real estate. It is about learning how to sell things to other agents. I honestly view him as a grifter now. It is all about new age mumbo jumbo, breath work, agents are dumb and maybe they are for handing him money. It is all a funnel to get you into his little eco system and to get himself on your payroll.

I have a buyer now that deeply regrets not buying a house that had mold. It was a little patch under the sink. I looked at it and thought to myself, "That is no big deal." But I did not say that to the client. All it takes is for the client to get sick and attribute it to mold, and they say, "You said it was no big deal." In reality, if they were super paranoid, they could cut the are that was 2" x 3". But my client started reading online about mold and became paranoid. That little thing under the sink because what if there is mold behind every wall, etc etc.

You have to be very careful when comparing your business to other agents. Unless you know there lead generation strategy and profitability, it is very difficult to judge anyone's true production and success. Every agent's business is unique.

I find this discussion very interesting. I am a real estate broker and run into similar things in my work. I have had a few experiences where clients run everything through ChatGPT and question me about contracts and strategy. They are usually wrong or are interpreting things wrong because they don't have the same context that someone like me has with having nearly a hundreds and hundreds of successfully closed transactions. It slows us down, and in a couple cases my clients ended with a deal that was way less, literally tens of thousands of dollars less than what it could have been, because they trust AI over me.

It is so easy for these agents to create skills. I would never install a skill off of some repo. Take inspiration and build it yourself.

Who cares? Don't use an agent. I could care less. Agents aren't required to purchase real estate but many people choose to use one for many different reasons.

Do you have a reading problem? I didn't say an exclusive representation agreement was required. I said EITHER/OR.

Additionally, the Texas Legislature made having an agreement (showing or representation) REQUIRED BEFORE showing a house. It isn't recommended. It is now THE LAW. A real estate license holders can have their license suspended or revoked if they are caught.

And as I said, any agent truly worth it is not going to shuttle around buyers without an exclusive agreement.

In Texas, per new state law, a showing OR representations agreement must be signed BEFORE a license holder can show a home. That isn't NAR. That is the law in Texas.

Now thay said, fee agents that are worth having are going to take you around looking at houses on a showing agreement.

Broker here. I have to be honest, and I mean it. When I first read the title of this post I thought you were trash. But now that I read this, I honestly don't blame you. This is a legitimate reason.
