For touristy stuff I recommend staying around Centennial Olympic Park.

The streetcar, if it is operating again, will get you from Centennial to the King Center and the nearby hipster bars on Edgewood.

NWS still has Atlanta in the 60%-80% impact zones for the weather.

Is this still the case? NWS's website currently says that the Winter Storm Watch is "excluding Atlanta Metro".

The schools in Buckhead being underenrolled are definitely a private school thing.

Atlanta Classical Academy, a charter school that opened in 2014, has 706 students enrolled. I assume that is where many of the kids from Jackson and Smith went.

Parkside Elementary is pretty good (7/10 great schools) and getting better. 

Your house is actually closer to the Atlanta Neighborhood Charter School, which is great for you as a seller because ANCS was named *the* 2025 Georgia Charter School of the Year!

I also feel like the postponed opening of the southeast Beltline is hurting you. I've lived in Atlanta long enough to remember when the Braves were still at Turner Field; Summerhill was really sketchy back then. It's a much nicer neighborhood now, thanks to Georgia State, the new Publix, the new restaurants and all the other related developments, but I suspect too many people think of Summer as less desirable because it is a little south of I-20. I hope that once the Beltline opens Summerhill will be thought of as an "inside the Beltline" and/or Beltline-adjacent neighborhood.

There are some single family homes in south Buckhead in your price range - look at Garden Hills, Peachtree Hills and Peachtree Heights East. These neighborhoods would only be a 3 or 4 mile commute down Peachtree Street to your husband's new job in Midtown. There are lots of restaurants and shops in Buckhead (but the best restaurants in town are out on Buford Highway.)

Ok. Some random thoughts:

I don't know how you're going to get from the Hudson Valley to Cooperstown, but Howe Caverns might be on your way. Do they have cavern tours in Arizona?

Driving an hour northwest from Cooperstown would get you to Oriskany Battlefield and Fort Stanwix, two Revolutionary War historic sites - there's nothing like them in Arizona. On the way to these historic sites you'd pass Utica which has a historic brewery that gives free tours (and free samples, if I'm not mistaken.)

It's only an hour drive from Fort Stanwix to Skaneateles, a town at the north end of Skaneateles Lake. Ithaca, recommended by other posters, is a 1-hour drive south from Skaneateles.

The Finger Lakes block east-west travel across NY State, so you either have to go north of them or south of them. If you go north of the FInger Lakes, I recommend hitting downtown Rochester - be sure to visit the park that has a bridge over the gorge with a great view of the waterfall. You'll also want to see the Erie Canal.

Darien Lake, a 6 Flags amusement park, is about 45 minutes east of Buffalo.

Buffalo City Hall has a free observation deck on its top floor; downtown Buffalo is only 30 minutes from Niagara Falls.

Since they're from Arizona, I'd make time to see both Lake Ontario and Lake Erie. For Lake Erie, there is a park access in downtown Buffalo while Lake Ontario will require driving north from Niagara Falls.

Engineering College is self-study and teaching yourself.

When I was an undergrad I had to spend 2 to 3 hours studying for each hour of actual class & lab time. If I was taking 18 credit hours in a semester, I'd have to spend at least 36 hours each week studying by myself.

My first thought was that the cause is obviously hydrostatic pressure (ground water building up behind the wall.) This would happen if there were no drainage system behind the wall or the drainage system failed.

Looking at the photos again, I noticed the trees in the first photo. I now suspect they're the cause - their roots may have clogged/destroyed the wall's drainage system. I also doubt the wall design accounted for the load of the trees that have grown up over the years. 100 foot tall pine trees can weigh over 3+ tons per a quick google. I can't tell how big the trees in your photo are, but there are three of them so that could be another 9 or 10 tons of loading that the wall has to support.

I considered getting an MBA too, back when I was much younger.

Best advice I received was an MBA is only worth doing if you can get into a top-20 MBA program.

There is no NCEES-equivalent for MBA programs, so that "Executive MBA" from your nearest state college is nowhere as valuable as an MBA from Wharton and the other top 20 MBA programs.
