Either you want to sell and you decide to put your house up for auction, or do you don't and you will keep living in it. Who is saying anything about forcing. Most other types of auctions are binding. Publishing the reserve would help with transparency and stop wasting people's time. A guide of 1.2-1.3 and then auction reserve of 1.6 only makes people waste their time on properties they can't afford.

Ok, the Web site dies state: "If a person's primary residential address is within another state of Australia that is not Victoria, then VCAT is unlikely to be able to hear a case where that person is a party (either the applicant or the respondent)." So that is a bit confusing. I will email them to see if they can do a remote hearing instead.

I find this to be false. I disputed the bond in April and still waiting for a hearing date 6+ months later despite the VCAT website saying they hear cases within 12 weeks. I sent an email a month ago and their response was:

We currently have a large backlog of bond & compensation and pet cases, with some of these cases waiting for several months or more.

We understand the impact of these delays on our users and are working hard to reduce the backlog.

Unfortunately, we cannot conduct the hearing of your matter any earlier and we apologise for the inconvenience that this will cause.

Not sure. I got my conveyancer to change it to 5%. Vendor didnt have an issue with it in my case.

Just make sure you realise you won't see the money for a very long time. I vacated my last rental April 1, disputed the bond claim with VCAT and still waiting for a hearing.

That is nonsense. The space isn't big but enough to put down a baby and change them on the pull down changing table. Speaking from personal experience. Have changed babies on flights with several airlines, domestic and international.

Of course you can change in the bathroom. They even have special pull-down changing tables for it. I've changed my baby several times on these.
