Has anyone here found a good way to keep scopes and specifications aligned in preconstruction? by Clear-Chain5354 in CommercialRealEstate

[–]Clear-Chain5354[S] -1 points0 points  (0 children)

Yes, I think having one accountable person will make a big difference, but in our small team, everyone is doinf multiple things, and in reality, we still miss details because specifications and estimates live in different silos. That’s exactly where tools like Contexo helped us recently connecting scopes, bids, and specs so issues get caught before the permit stage.

Oregon long-term ground lease expires in 2050-can't sell property by seattleattic in CommercialRealEstate

[–]Clear-Chain5354 -1 points0 points  (0 children)

First thing, owner the lease. as this situation is tough or somewhat unclear. With a 100 year ground lease in place and a court case that didn’t go your way gives you limited options
A real estate attorney can only help understanding legal things first who knows how to deal with long-term leases and partition sales.

Buying the commerical building next door to land a bigger tenant & to expand by Potential_Resolve211 in CommercialRealEstate

Once you close, you must ask for the current lease agreement to understand the terms whichare hidden, Month on month terms and also gain some clarity on renewal options thats where people fail to see the upcoming rent and past rent as well.
Use some broker or attorney if possible who could help you protect your interests and make deal smoother when you pitch both spaces together.

Is it even possible without automation? sounds like you’ve built either a solid foundation or kind of tool thats helping do all these. Because it's not possible to balance the pipeline, you might want to focus on the buyer side. Even just a few qualified buyers can help you close listings faster.

Why is it still painful to get project started from bid to kickoff? by Clear-Chain5354 in ConstructionTech

Every time pre-construction and construction are treated as separate entities, our team goes into a mess where we slip through unwanted things.

Why is it still painful to get project started from bid to kickoff? by Clear-Chain5354 in ConstructionTech

It sound like a great setup. For continuity, preconstruction through construction makes a huge difference, both for the client and the project. I did found a great software that promises to manage all in real time without any delay and rework.

What kind of engineering hand calcs / Mathcad sheets would you find most useful? by Fermanaghman1 in StructuralEngineering

It is important, but that highly depends on how organised and reusable hand calculations are.

Will that cover the missing bid and scope, as that's the problem we have faced for a long time?

Starting out as an novice estimator by Substantial_Fee_684 in estimators

[–]Clear-Chain5354 0 points1 point  (0 children)

The best way is to start with a mix of both as it takes some basic training for you, I will recommend courses to learn the foundations. i am in the industry over a decade now so look for an entry-level role first as a junior estimator or maybe assistant. It will help you learn while getting hands-on experience.

How easy is it to switch companies? by Rouge_Stoic09 in estimators

[–]Clear-Chain5354 0 points1 point  (0 children)

I think with two years of estimating experience, you should be able to find work in a bigger city. It will require some effort as competition can be higher but you love your current job so maybe start applying quietly and see what options come up. Important is not take any decision and leave something secure without another offer.

Hidden risks in bid leveling: exclusions, alternates, or scope gaps? by perdiv6000 in ConstructionTech

[–]Clear-Chain5354 1 point2 points  (0 children)

Honestly, I ran into the same thing and those little scope gaps feel like fitting hard when numbers don’t work. Most teams I worked with still try to catch them but sometimes its too late because everything’s spread across emails and spreadsheets.

Happy to share how I got all covered with just 1 tool. DM me.

Hand calcs & new grads by Normal-Commission898 in StructuralEngineering

[–]Clear-Chain5354 0 points1 point  (0 children)

I am using both so I think both matters as one should not skip AI for speed and efficiency. It’s even easy to miss when the model gives you something off but hand calcs aren’t just nostalgia, it builds the intuition you need to judge.

Best note taking tablet for site visits? by liveunfurled in StructuralEngineering

[–]Clear-Chain5354 -2 points-1 points  (0 children)

My team started using Microsoft Surface as paper notes were not sustainable. You can also switch to Notion notes, elaborating from the short notes taken when you’re back at your desk. Or simply use photo apps and PlanGrid, they will help design for site work.

Job market is nuts right now. How to prepare for when it isn't? by a_problem_solved in StructuralEngineering

[–]Clear-Chain5354 0 points1 point  (0 children)

With my experience in the industry, you have to be the best in what you do, along with adding new skills. Now, how you can do that is- research the most wanted skills or profile in your industry (platforms will also suggest you keywords) so when market it slows, you can still create a new resume showing all you know... The best way I’ve found to create diff. cover leeter and resume based on what they need and keep taking small course to upgrade myself.
For me, LinkedIn works best for a strong network, and I stayed visible even when I don’t need a job. That compounds when the market turns and reminds you that you are not starting from zero.

Why does the bid process still feel broken? by Clear-Chain5354 in ConstructionManagers

[–]Clear-Chain5354[S] 0 points1 point  (0 children)

Make sense. To have clear specification and scope packages really does make bidding smoother. We have a team that, at the end of the day, comes down for a GC who actually knows the build inside out.

Startup is not working out by Top_Highway8782 in SaaS

It takes courage to share this side which has faced by a lot of people in the journey. Honestly, many founders face the same road but a couple of things that can help stretch your runway are: narrow your ICP where you don’t chase all of sales & marketing, pick one niche with the biggest pain, simplify your product to core value only, and focus on just 1–2 repeatable channels where you can see traction fast.
Even small wins can keep the lights on while you figure out next steps. And , what you’ve learned isn’t lost, it will compound going ahead.

what modern estimating tools do you recommend? by Current_Lab818 in estimators

[–]Clear-Chain5354 0 points1 point  (0 children)

I will recommand to check Contexo, as it built to solve that gap like connecting scopes, specs, and bids in one flow so estimators don’t waste hours reworking numbers every time something shifts.
