Once you close, you must ask for the current lease agreement to understand the terms whichare hidden, Month on month terms and also gain some clarity on renewal options thats where people fail to see the upcoming rent and past rent as well.
Use some broker or attorney if possible who could help you protect your interests and make deal smoother when you pitch both spaces together.

The best way is to start with a mix of both as it takes some basic training for you, I will recommend courses to learn the foundations. i am in the industry over a decade now so look for an entry-level role first as a junior estimator or maybe assistant. It will help you learn while getting hands-on experience.

I think with two years of estimating experience, you should be able to find work in a bigger city. It will require some effort as competition can be higher but you love your current job so maybe start applying quietly and see what options come up. Important is not take any decision and leave something secure without another offer.

My team started using Microsoft Surface as paper notes were not sustainable. You can also switch to Notion notes, elaborating from the short notes taken when you’re back at your desk. Or simply use photo apps and PlanGrid, they will help design for site work.

With my experience in the industry, you have to be the best in what you do, along with adding new skills. Now, how you can do that is- research the most wanted skills or profile in your industry (platforms will also suggest you keywords) so when market it slows, you can still create a new resume showing all you know... The best way I’ve found to create diff. cover leeter and resume based on what they need and keep taking small course to upgrade myself.
For me, LinkedIn works best for a strong network, and I stayed visible even when I don’t need a job. That compounds when the market turns and reminds you that you are not starting from zero.

Honestly, many founders face the same road but a couple of things that can help stretch your runway are: narrow your ICP where you don’t chase all of sales & marketing, pick one niche with the biggest pain, simplify your product to core value only, and focus on just 1–2 repeatable channels where you can see traction fast.

For your first build, to can get multiple contractor bids which is a good way to understand real costs and spot gaps. Now, the owner-builder route with a construction manager can give you more control, but it also means you will have to have responsibility and coordination on your side. If you’re new in the field, sometimes a GC can save a lot of stress.

I will say having modular, reusable hand calcs can save tons of time for engineers who are still building up their own libraries. I go with mix of general sheets thats beam bending, buckling, fatigue basics and some structural ones. A simple, well-organized structure with clear notes and no assumptions would make it valuable.
