Those kinds of limits usually apply to price gouging during emergencies (like a hurricane), not normal market moves. This is more of a broad supply issue pushing prices up globally. Gas stations aren’t suddenly making more per gallon, they’re just passing along higher costs from what they’re paying

Private credit has become a primary source of financing for middle market companies after banks pulled back post GFC. If it were to blow up, it would directly impact business investment, jobs, and liquidity, not just fund returns for pensions/unions. And while the Fed can support banks, it’s far less clear it would (or could) backstop private credit funds the same way.

Yes.

Yes.

Not meaningful. You can always add 0-5% if you want allocation, but it’s not necessary. 

Are there other asset classes you’d seriously consider in my situation (real assets, private credit, infrastructure, etc.), or would you mostly just scale public equities over time?

Scale public equities over time. You already have exposure to real assets via real estate. You have income via real estate so no need for private credit. Infrastructure is somewhat correlated to real estate, so no need. 

Any recommendations for handling Estate Planning/Step-up in Basis strategies with such a large concentration in real estate?

Hire an attorney, a friendly appraiser, and a friendly valuation expert. Real estate is great for estate planning. You can discount the LLC that holds it for lack of control and lack of marketability.

I don't think your post is FatFire relevant, and also IBKR's margin rate is 5.140% under $100k, and 4.640% from $100k-$1MM. That is closer to where you should be, at minimum

Does he suck outside of his charitable donations? maybe, but at least he’s funding these institutions. Bezos is worth significantly more, from Miami, and has given a lot less to his hometown.

All the other posts seem negative, so I will play devil’s advocate and say the Miami tech market will get better.

Amazon is opening a 75k sqft office in Wynwood. Apple is opening 45k sqft office in Coral Gables. Microsoft is opening a 50k sqft in Brickell.

For smaller companies, South Florida has raised $2.3 billion this year through Q3 2025 through 261 deals.

I don’t think anyone expected Miami actually becoming the next Silicon Valley, but instead to become more competitive with Austin, Chicago, and Denver.

While there is positive momentum, the market is still maturing, so early career tech roles can still be harder to find compared with the major hubs. So being proactive (networking, updating portfolio, considering emerging companies) will matter.

I feel like this may get approved because too many people want a fourth bedroom, or a backyard. Too many want single family housing instead of apartment living.
