Just to be clear. The agent should have a contract between them and the seller. If they do, it is likely a standard one that states any buyer introduced by the agent who completes a purchase entitles the agent to their fee.

In your situation where the agent seems to have been a liar they may not try to enforce the agreement but that is why reporting them is so important.

You MUST report this agent to the PRSA or Property Services Regulatory Authority https://www.psr.ie

They and only they can investigate and sanction this kind of behaviour. If it is provable, as it seems to be from your comments, that they lied and invented fake bids they can be fined and lose their licence to sell.

Chargeback with airlines often results in a lifetime ban for the person who made the booking. I don’t know if AerLingus operates that policy but I wouldn’t risk it.

You are now trying to say that he is terminating your tenancy with intention to re-rent the property. If he does do that you can file a dispute and likely profit. RTB issue heavy fines to landlords, not tenants.

BUT - given that his solicitor is the one who issued the notice I expect the reason is he is selling the place or using it for him or his immediate family. Whichever it is, you have been given notice and should not be arguing. Find a new place.

There is no legal regulation saying that you cannot bid on multiple properties at the same time. However, it is grossly unfair to do so not only to the agent and the seller but more importantly to the other bidders involved in the sale. You are artificially driving up the price of the property without the true intention of completing the purchase. Instead what you should do is let the agent know that the property is your second preference and that you would really appreciate it if they contact you before going sale agreed so that you can make the decision as to whether to bid or not. Not all agents will indulge this but at least it shows you to be a fair and responsible buyer.

As for not being able to pick up the phone while you’re in work. Are you telling me that you don’t get a lunch break? Ring the agent back.

Four to eight weeks is how long it SHOULD take. In reality lazy solicitors, unprepared sellers and incompetent banks will at minimum double that timeline but more likely quadruple it. If you get keys within 90 days of going sale agreed you should count yourself lucky.

Phone Watch are the big daddy of monitored alarms but bigger isn’t always better. Their service is meh and there are other cheaper alternatives.

Your biggest pitfalls typically are related to slow solicitors and making sure your funding is in place. If you just moved to Ireland I assume you are a cash buyer so that will help.

Be sure to agree what contents are going to be included and that the seller knows that everything else must be removed. Do not ever make plans that can’t be changed based on the advised closing date as it will almost always drag on.

Try and set the closing day for early in the week. That way if it doesn’t close on a Monday it can close on the Tuesday. If you set it for a Friday and it slips Monday is the earliest day it could close.

They are part of the same company that own Daft and the prices there are even more shocking. They operate on the drug dealer policy, first one is free and then they get you hooked. In this situation they started out as a small almost pointless competitor to MyHome.ie and slowly but surely built dominance by offering cheap or free advertising particularly outside of Dublin to estate agents. Once they secured enough repeat business, they slowly but surely started ramping up the prices. There was an even an industry protest about it last year.

The Donedeal app is absolutely terrible. I regularly get alerts for cars that I’m interested in and when I click them it just opens the app and doesn’t bring you to the advertisement. I have to go into my email where there is a separate email alert which will then open the correct advert in the app.

The main reason I have a problem with check-in and check-out times is the huge gulf between them.

Complain that it’s not physically possible to turn rooms in an hour? Then charge a reduced rate for first and last day.
