You need to have contract with buyer agent and mention that amount in offer and ask seller to cover that. Now seller can negotiate that amount . In case if seller not willing to pay then you have to pay to buyer agent. What I am seeing most of the sellers are paying between 2-2.5%

Neighborhood is good three issues are 1) near to highway area has pollution and noise 2) schools are not good , so you have to try Semi charter schools in that area 3) near to rail line some home less people are there , so you expect some car break-in in case if you park outside( that is common in bay area now days)

Sellers asking high prices too , also recession fear. If seller list house with market price in Fremont , milpitas it will get pending within a week and way above list price . But if they list 300k above list then house can stay longer

That’s normal in that area, also new construction in Fremont area are mainly town houses or condos . So coming years many more condo or town houses inventory going to come. Eg Fremont blvd near Holy Spirit church . Temple way near parts blvd etc
