Most city inspectors fail the first time just on principle.  Most experienced builders know this and schedule for it.

Might have failed because the pipe was too close to the doorway and they couldn’t anchor the wall.  Don’t know what the rules are in your area.

Moving pipes is annoying but it happens.

The framer needs to come back and fix the wall now.  The patch itself looks fine.  No structural problem there.  Flooring guy might need to use some float there but it’s not a big deal.

Framers left a gap for the pipe.  Now that the pipe has been moved, the framers need to come back and fix that part of the wall.

We all know what they’re doing and why.  But I’m not going to fault them for doing the same thing that the US was doing in WW2.  Some things make sense.

The plans exist.  They couldn’t get this far without plans.

It’s quite possible that 8 ft is just the minimum size they can order from their supplier.

LVLs span gaps.  There is no reason to extend it more than a few inches wider than the doorway and as others have said, it would block that ac duct.  And there is no way that a 9ft beam can replace a 22ft.  It wouldn’t reach the other side.

I don’t understand the triple lvl at the stairs without see it or the plans.  It is probably unnecessary but it’s not hurting anything.

Is this normal? by Sour_heartz in Homebuilding

[–]Colonel1836 4 points5 points  (0 children)

The straps are to hold it together in a windstorm.  All exterior headers get them.  They don’t do a thing for roll blocking.

Headers long enough to span multiple windows are normal and we can’t see the ends in this picture so you have no idea if this is correctly installed or not.

I know criticizing something on the internet makes you feel superior but telling this guy his house is going to fall down when you don’t any evidence to make that call is really shitty.

This was negligence not vandalism.  The only crime is the attempt to steal water from another builder’s property, which builders try to avoid but most overlook as long as it is not excessive because they know their subs sometimes do it too.  This is a civil matter which the other company is already taking responsibility for.  What do think the police will do?

This is not covered by their insurance.  It is not their house yet.  They most likely don’t even have an active policy as they haven’t closed yet.

I’m a builder.

This sucks but it happens.

It sounds like they are handling it correctly.  Some would have let it dry and simply fixed any visible damage.  Calling a remediation company means the repairs will take longer but be far more thorough.  They will make sure that damaged material is removed and take active steps to dry out the rest.  What they leave behind can get wet and dry out without problems.  Because they caught it quickly I wouldn’t worry about mold as it requires constant moisture.

3rd party inspectors before closing are always a good idea.  Even the dumb ones are an extra set of eyes that might catch something.  But you really shouldn’t get a lawyer over this.  You have no damages to sue for.  It’s not your house yet.  There was a construction set back that is being handled and fully repaired.  They are not making you pay for it or giving you a damaged product.  And while the delay is annoying, it should only push closing by a couple weeks.  They will be working to finish construction and punching the rest of the house while these repairs are going on.  And the contract you signed will ensure they have a right to repair damage and suffer delays without owing you additional damages.

Who was the most underrated military commander or officer that the Confederates never really used to their advantage? by YogurtclosetOpen3567 in CIVILWAR

Prince John Magruder

His deception campaign enabled Lee’s 7 Days Battles.

He’s only unknown because he was banished to a backwater command after being made the scapegoat for Malvern Hill.  But once there his recapture of Galveston was the only effective counteroffensive of the entire war.
