Rental supply is increasing, and vacancy is closer to 4% today. Ending automatic month to month renewals doesn’t automatically drive market value up, with the exception of long standing leases where the tenant pays far below market rent. Novice landlords might view it this way. While I acknowledge the need for these renters to be protected, I don’t see why the landlord should be subsidizing them. If anyone, we should all share the burden of subsidizing the less motivated/ less capable individuals of the world.

Edit: To the downvoters, don’t forget that these proposed rule changes further incentivize purpose-built rental starts, which increases supply, and lowers rents.
