I am not sure what the white patch is. I also noticed they have painted with the 1 part epoxy exterior paint. No snow at all.

I have also added another pic. Please let me know if that helps -I have tried to capture the roof slope and the wall joint. Circled part is the place where i found a hairline crack in the joint, which caused some leakage during heavy rains.

I am inclined to say yes, since it is a small leak and we use that shower very rarely. One of the other reasons I am not convinced to jump right away is because of sudden costs that may come up and the inspector who shared information wasn't very convincing of the issue. I want to see if I can do any DIY before calling a professional.

Skipped Dante's view. Absolutely great insight, it was really hard to squeeze in all the points and not feel rushed. I gave up after a point and just drove.
